REPORT OF PROPOSED RECORD PLAT OF
TABITHA SUBDIVISION
LOCATED ON THE SOUTH SIDE OF BIRD ROAD, BETWEEN SW 38 COURT AND SW
39 AVENUE.
The accompanying Plat entitled TABITHA SUBDIVISION was prepared by
Schwebke-Shiskin and Associates, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of the property described in the attached
Legal Description. The area platted consists of one (1) tract of land containing
approximately 89,524 square feet (2.055 acres ±). It is zoned T6-12-0.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Mark Steven Johnson, Registered Surveyor and Mapper, this
Plat complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated April 9, 2013, signed by Brenda M.
Fernandez, Attorney, indicates that the fee simple title to the property platted is
correctly vested in PONCE AND BIRD MIAMI DEVELOPMENT LLC, a Delaware
limited liability company, and that the Plat has been correctly executed.
(5) The area platted is not encumbered by any mortgage.
(6) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, a Performance Bond in the amount of $234,683.00, has
been remitted by PONCE AND BIRD MIAMI DEVELOPMENT LLC for the
subdivision improvements at TABITHA SUBDIVISION. The Performance Bond
and the Agreement between the City of Miami and the aforementioned owner will
guaranty the following:
