The accompanying Plat entitled POINCIANA PLAT was prepared by 360° Surveying & Mapping, LLC. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) (2) (3) (4) (5) (6) The property platted is a subdivision of the property described in the attached Legal Description. The area platted consists of two (2) lots of land containing approximately 13,089 square feet (0.30 acres ±). It is zoned T3-O and NDC-3. The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. As certified to by Oscar E. Baez-Cusido, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of. Florida. The Certificate of Title Examination dated September 19, 2013, signed by INAKI SAIZARBITORIA, Attorney, indicates that the fee simple title to the property platted is correctly vested in 3090 DAY, LLC, a Florida limited liability company, and that the Plat has been correctly executed. The area platted is not encumbered by any mortgage. In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Cashier's Check in the amount of $16,304.00, has been remitted by 3090 DAY, LLC for the subdivision improvements at POINCIANA PLAT.
