Ladies and 'Gentlemen:
The City Of Miami Plat and Street CoMmittee, at •its Meeting of January'5,2012 apprdved the
above tentative plat, subject to the following revisions being rnade,to the tentative plat,
additional information being provided and/or variances being granted. Please be advised that
the processing of your tentative plat cannot proceed until these conditions have been satisfied:
1. State plane Oordinates will be required by Miarni-Dade County for Final Plat, not
required .on tentative plat.
2.; For Pinar Plat provide Certified corner record.
3. Tie in all fences and structures along proposed tract lines (encroachirent, bleat Or on
line)
4. Provide complete tree information in tabular 'form, more Columns, and fiat including
common and botanical name, height, diameter and spread:
5. Existing utilities in the street to be closed and vacated must be relocated or easements

6. Provide elevations along the lip of street gutter and et the drainage inlets.

14. Be adviSed that if elite requirements for schedbling the final plat for City CommiSsion
action are not in order, the final plat will not be scheduled for a City Commission
meeting.
15.A plat approval letter from the RD.O,T. is required at the time of final plat submittal.,
16. One fire hydrant must be relocated into the S.W.'3,Avenue right of way.
17. An Opinionof title as to the reversionary rights`for the right-OPway to be closed and
vacated will be required by the Planning, Zoning and Appeals Board. The opinion of title

19. The Plat and Street Committee has reviewed the tentative plat of Miami Heights Sewer
Pump Station SubdiviSion and determined that all :technical requirements contained in
the Miami City Code Subdivision Regulations have been met and has approved the
tentative plat. The members of the Plat and Street Committee have further considered
the request for vacation and closure of the easement with respect to Miami City Code
reqUirertients and have voted 6 in favor and 0 in denial of this 'Vacation and closure
request,
In 'addition to the above requirements, you should beawgre of the following:
1. •State and local laws require the installation of various physical ith.provernents in the
public 4'h-of-way when property is Platted. These subdivision improvements
inclUde paving, drainage, landscaping, sidewalk's, ttcin some cases this could
represent a substantial investment on your part. REQUIRED: The submission of an
electronio copy of the tentative plat, in an AutoCAD version, to the City of Miami
public Works Development and Roadway Plans Section will EXPEDITE the
preparation and enhance the. ACCURACY of the subdivision Improvement estimate
letter required for the final plat approval.
2. The alteration, relooation or installation of utilities such as storm and sanitary
sewers, eleotric,. telephone, water, etc:, caused by this plat Will be at the property
owner's expense. Also, ;utility easements may be required on the pre:party being
platted.
3. A building permit will not be issued on the property being platted until the fjraI plat is
recorded or as authorized by City of Miami Code Section 55-10(h), Also, the
Certificate of Occupancy for any building construction will be issued only after all the
required subdivision improvements have been cdrripleted.
4, Approval for fire flow requirements must be obtained from the FireRescue
Department prior te the issuance of a building perrnit.
5. Additional items must: be provided to the City of Miami Department of Public Works
before the final plat is submitted to the :City Commission for approval, You will be
notified in writing as to what these items are by the Public Works Survey Section.

Street Committee meeting at Which time it was approved.

REPORT OF PROPOSED RECORD PLAT OF
MIAMI HEIGHTS SEWER PUMP STATION
LOCATED BETWEEN SW 3 AVENUE AND 1-95, NORTH AND SOUTH OF SW 11
STREET.
The accompanying Plat entitled MIAMI HEIGHTS SEWER PUMP
STATION was prepared by Rafael R. Cabrera, Miami -Dade County Water and Sewer
Department. It is in correct form for submission to the City Commission and is forwarded
with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of the property described in the attached
Legal Description. The area platted consists of one (1) tract of land containing
approximately 19,000 square feet (0.44 acres ±). It is zoned T6-24-0.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Rafael R. Cabrera, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated August 28, 2013, signed by H. Scott
Macbeth, Attorney, indicates that the fee simple title to the property platted is
correctly vested in Miami -Dade County, a Political Subdivision of the State of
Florida, and that the Plat has been correctly executed.
(5) The area platted is not encumbered by any mortgage.
(6) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, an agreement has been executed by Miami -Dade County
for the subdivision improvements at MIAMI HEIGHTS SEWER PUMP STATION.
The Agreement between the City of Miami and the aforementioned owner will
