The Lease Agreement, with an effective date of January 1, 2008, allowed for the City's Department of Police to use and occupy 167,396 square feet of space for a rental fee of $1.00 per year. As such, the County has provided the City with a new Lease Agreement ("Lease") that shall have an effective date of the date on which a resolution of the Board of County Commissioners is adopted. The Administration recommends that the City of Miami Commission authorize the City Manager to enter into the Lease with the County for the City's use and occupancy of the Property. The Lease provides the City with an initial term of three years, plus one, five-year renewal option, for a rental fee of One Dollar ($1.00) per year. The City shall be responsible for payment of all utilities, as well as maintenance and improvements to the Property, which will total over $300,000 over the next eight years. The County shall retain responsibility of any replacement needs of the building not caused by the negligence of the City. Additional terms and conditions are more particularly set forth in the Lease.
