Purpose of Item:
A Resolution of the Miami City Commission, with attachment(s), authorizing the City Manager to execute a
Lease Agreement ("Lease"), in substantially the attached form, with Miami -Dade County ("County"), for the
use and occupancy of the property located at 1701 NW 30 Avenue, Miami, Florida ("Property") by the City of
Miami's Department of Police, for an initial term of three years, with an option to extend for an additional
five year period, for an annual rental fee of one Dollar ($1.00) per year, plus State of Florida Use Tax (if
applicable), and with terms and conditions more particularly set forth in the Lease.

Subject: Lease Agreement with Miami -Dade County for the use and occupancy of the County -owned property
located at 1701 NW 30 Avenue, Miami, Florida
On September 11, 2008, the City of Miami Commission adopted Resolution R-08-0473 authorizing the City
Manager to execute a Lease Agreement with Miami -Dade County ("County") for the City's use of the County -
owned property located at 1701 NW 30 Avenue ("Property"). The Lease Agreement, with an effective date of
January 1, 2008, allowed for the City's Department of Police to use and occupy 167,396 square feet of space
for a rental fee of $1.00 per year. The Lease Agreement expired and the Department of Police has expressed
an interest in remaining at the Property. As such, the County has provided the City with a new Lease
Agreement ("Lease") that shall have an effective date of the date on which a resolution of the Board of
County Commissioners is adopted.
The Administration recommends that the City of Miami Commission authorize the City Manager to enter into
the Lease with the County for the City's use and occupancy of the Property. The Lease provides the City with
an initial term of three years, plus one, five-year renewal option, for a rental fee of One Dollar ($1.00) per
year. The City shall be responsible for payment of all utilities, as well as maintenance and improvements to
the Property, which will total over $300,000 over the next eight years. The County shall retain responsibility of
any replacement needs of the building not caused by the negligence of the City. Additional terms and
conditions are more particularly set forth in the Lease.
