WARRANTY DEED
THIS WARRANTY DEED, is made this 1 2 day of ) lyy , 2007, by CLYDE E. MAY
and RUTH G. MAY, husband and wife, Grantor*, and CLYDEA LWOOD MAY and RUTH
GREEN MAY, Trustees of the CLYDE ELWOOD MAY and RUTH GREEN MAY JOINT
REVOCABLE TRUST U/A dated May 15, 2007 (the "Trust"), whose mailing address is 4959
Willow Creek Drive, Woodstock, Georgia 30188, Grantee*.
THE GRANTOR, in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable considerations, to said Grantor in hand paid by said Grantee, the receipt of which is hereby
acknowledged, has granted, bargained and sold to said Grantee and Grantee's successors and assigns
forever, the following described land situate in Miami -Dade County, Florida, to wit:
The North 120 feet of Lot 18, Block 2, of MARKS SUBDIVISION, according to the
Plat thereof recorded in Plat Book 1, Page 28, Together with the East 9 inches of Lot
19, Less the South 45 feet and the North 5 feet, also in Block 2 of MARKS
SUBDIVISION, all of the Public Records of Miami -Dade County, Florida;
Less the South 5 feet of the North 10 feet of the North 120 feet of Lot 18, Block 2,
MARKS SUBDIVISION, according to the Plat thereof recorded in Plat Book 1, Page
28, by virtue of Warranty Deed recorded in Official Records Book 13931, Page 539,
both of the Public Records of Miami -Dade County, Florida.
The property appraiser's parcel identification number is: 01-3125=037-0440
Subject to:
1. Taxes for the year 2007 and subsequent years.
2. Zoning, restrictions, prohibitions and other requirements imposed by governmental authority.
3. Covenants, conditions, restrictions and easements of record, and matters as set forth on the
Plat referenced above.
and said grantor does hereby fully warrant the title to said land, and will defend the same against the
lawful claims of all persons whomsoever.
NOTE: This deed has been prepared at the Grantor's request without examination or legal

* "Grantor", "Grantee" and Trustee are used for singular or plural; as context requires.
In the event that either CLYDE ELWOOD MAY and/or RUTH GREEN MAY, are
unable or unwilling to continue to serve as Trustees, the Successor Trustee shall be
the Grantor's daughter, BEVERLY MAY SMITH. In the event that CLYDE
ELWOOD MAY, RUTH GREEN MAY, and BEVERLY MAY SMITH, are all
unable or unwilling to continue to serve as Trustees, then the Grantor's son, CLYDE
EDWARD MAY, shall serve as Successor Trustee.
All Trustees and Successor. Trustees shall have the power and authority pursuant to
Florida Statutes Section 689.07], to protect, conserve, sell, lease, encumber or
otherwise manage and dispose of the real property conveyed by this deed.
Any person dealing with the Trustee shall deal with said Trustee in the order as set
forth above. However, no person shall deal with a Successor Trustee until one or
more of the following have been received by said person or placed of record in the
aforementioned County:
A. The written resignation of the prior Trustee sworn to and acknowledged
before a notary public.
B. A certified death certificate of the prior Trustee.
C. The order of a court of competent jurisdiction adjudicating the prior Trustee
incompetent, or removing said Trustee for any reason.
D.' The written certificates of two (2) physicians currently practicing medicine
that the Trustee is physically or mentally incapable of handling the duties of
Trustee.
E. The written removal of a Successor Trustee and/or the appointment of an
additional Successor Trustee by the Grantee swom to and acknowledged
before a notary public.
