REPORT OF PROPOSED RECORD PLAT OF
VANEGAS SUBDIVISION
LOCATED ON THE NORTH SIDE OF SW 2 AVENUE, AND ON THE WEST SIDE OF
SW 17 ROAD.

The accompanying Plat entitled VANEGAS SUBDIVISION was prepared
by Manuel G. Vera & Associates, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of the property described in the attached
Legal Description. The area platted consists of one (1) tract of land containing
approximately 9,566 square feet (0.22 acres ±). It is zoned T6-8-O.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Manuel G.Vera, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated May 08, 2013, signed by Alberto J.
Parlade, Attorney, indicates that the fee simple title to the property platted is
correctly vested in 1700 Brickell Condo, LLC, a Florida limited liability company,
and that the Plat has been correctly executed.
(5) The area platted is encumbered by mortgage in favor of Eastern National Bank,
recorded in Official Records Book 23276, Page 1444, and Official Records Book
28250, Page 1146.
(6) In accordance with the requirements of Chapters 54 and 55_of the Code of the
City of Miami, Florida, a Cashier's Check in the amount of $10,376.00, has been
remitted by 1700 Brickell Condo LLC for the subdivision improvements at
VANEGAS SUBDIVISION. The Cashier's Check and the Agreement between the
City of Miami and the aforementioned owner will guaranty the following:
