Subject: First Amendment to the Lease Agreement between The School Board of Miami -Dade County and the
City of Miami for the City's use of space located at 750 NW 20 Street, 4th Floor, Miami, Florida.
Purpose of Item:
A Resolution of the City of Miami Commission, with attachments, authorizing the City Manager to execute the
First Amendment to the Lease Agreement ("Amendment") between The. School Board of Miami -Dade County,
Florida ("Lessor") and the City of Miami ("Lessee"), in substantially the attached form, for the Lessee's use of
approximately 7,734 square feet of office space on the Fourth Floor at the Lindsey Hopkins Technical Center
("School") located at 750 NW 20 Street, Miami, Florida, at an annual rent of One Dollar ($1.00) plus applicable
Operating Expenses, for the Lessee's operation of a workforce development office beginning July 1, 2013 and
ending June 30, 2014 ("First Option Term"); further authorizing the City Manager, subject to consultation with
the Lessee's Grants department, to execute any further amendments, extensions or options to renew to the
Lease Agreement ("Agreement"), in a form acceptable to the City Attorney and subject to budgetary approval
at the time of need; with additional terms and conditions more particularly set forth in said First Amendment.

Subject: First Amendment to the Lease Agreement between The School Board of Miami -Dade County and the
City of Miami for the City's use of space located at 750 NW 20 Street, 4th Floor, Miami, Florida.
On January 26, 2012, the City Commission adopted Resolution 12-0040 authorizing the City Manager to
execute a lease agreement ("Agreement") with The School Board of Miami, Florida ("Lessor") for the Lessee's
use of approximately 7,734 square feet of office space on the Fourth Floor ("Demised Premises") at the
Lindsey Hopkins Technical Center ("School") located at 750 N.W. 20th Street, 4th Floor, Miami, Florida, at an
annual rent of One Dollar ($1.00) plus applicable Operating Expenses, for the operation of a workforce
development office pursuant to the grant to the City from the South Florida Workforce Investment Board.
The Agreement was fully executed on March 7, 2012. The initial term of Agreement began on February 15,
2013 ("Commencement Date") and shall end on June 30, 2013. The Agreement provides for two additional,
one-year options to renew. The Grants department has expressed an interest in continuing to occupy the
Demised Premises at the School for the purpose of continuing to operate a workforce development office.
The Lessor is willing to allow the Lessee to continue to occupy the Demised Premises for an additional term
beginning July 1, 2013 and ending June 30, 2014 ("First Option Term"), at an annual rent of One Dollar ($1.00)
plus Operating Costs at a rate of One Thousand Three Hundred Sixty-eight and 40/100 Dollars ($1,368.40) per
day for the operation of the workforce development office during 13 days within the First Option Term when
the School would otherwise be closed. As such , the Administration recommends that the City Commission
authorize the City Manager to enter into the First Amendment to the Lease Agreement ("Amendment") with
the Lessor.
