13114, AS AMENDED, BY CHANGING THE ZONING CLASSIFICATION FOR
THE "T3-O" SUB -URBAN ZONE -OPEN PORTION OF THE PROPERTY TO
"T4-O" GENERAL URBAN ZONE -OPEN, FOR THE PROPERTY LOCATED
AT APPROXIMATELY 2750 SOUTHWEST 16TH STREET, MIAMI, FLORIDA;
MAKING FINDINGS; CONTAINING A SEVERABILITY CLAUSE; AND
PROVIDING FOR AN EFFECTIVE DATE.

Recommendation: Continued on March 20, 2013. Approval with modifications to City Commission
on April 3, 2013 by a vote of 6-3 to change to "T4-R" General Urban Zone -
Restricted, instead of "T4-O" General Urban Zone -Open and applicant agreed
to proffer a covenant for a masonry wall on the western side of the property,
subject to compliance with Miami 21 Code regulations and appropriate
landscaping of the wall, in conjunction with the impacted neighbors;
additionally, the entire project, as presented, to have surrounding buffers to
make it aesthetically pleasing.
City Commission: Passed First Reading on April 25, 2013.
