REPORT OF PROPOSED RECORD PLAT OF
BRAMAN BMW
LOCATED BETWEEN BISCAYNE BOULEVARD AND NE 2 AVENUE,
AND BETWEEN NE 20 STREET AND NE 21 STREET.
The accompanying Plat entitled BRAMAN BMW was prepared by
Biscayne Engineering Company, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract of land containing
approximately 142,622 square feet (3.274 acres ±). It is zoned T6-36A-O.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Andrew D. Conner, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated January 31, 2013, signed by Eduardo
M. Soto, Attorney, indicates that the fee simple title to the property platted is
correctly vested in 2060 Biscayne Boulevard, LLC, a Florida limited liability
company, and that the Plat has been correctly executed.
(5) The area platted is encumbered by mortgage in favor of Bank of America, N.A.,
recorded in Official Records Book 27090, Page 3741.
(6) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, a Cashier's Check in the amount of $6,268.00, has been
remitted by BRAMAN MOTORS for the subdivision improvements at BRAMAN
BMW. The Cashier's Check and the Agreement between the City of Miami and
the aforementioned owner will guaranty the following:
