Purpose of Item:
A Resolution of the City of Miami Commission, with attachments, authorizing the City Manager to execute a
a new Lease Agreement ("Lease Agreement"), in substantially the attached form, between the City of Miami
("Lessee") and Golden Sands Allapattah Corporation, Inc. ("Lessor"), for the use of approximately 9,000
square feet of office space located at 1313 NW 36 Street, Miami, Florida ("Property"), for the purpose of
providing office space to the Internal Affairs Division of the City of Miami Police Department, with a monthly
rent of $10,875.00 ($14.50 per square foot), for the period of one (1). year with the option to renew for five
(5) one-year terms; allocating funds from the City of Miami Police Department's budget, with terms and
conditions as more specifically set forth in said Lease Agreement.

Subject: Lease Agreement with Golden Sands Allapattah Corporation, Inc. for the use and occupancy of
property located at 1313 NW 36 Street, Miami, Florida
Background information:
On February 11, 2010, the City of Miami City Commission adopted Resolution 10-0053, authorizing the Clty
Manager to enter into a lease agreement with Golden Sands Allapattah Corporation ("Lessor"), for the use of
9,000 square feet of office space located at 1313 NW 36 Street, Miami, Florida ("Property") for use by the City of
Miami Police Department's Internal Affairs Division. Pursuant to the terms of said lease agreement, the initial
monthly rent paid by the City of Miami ("Lessee") was $15.25 per square foot. Yearly increases have increased
the monthly rent paid by the Lessee from the oinitial $15.25 per square foot to $16.04 per square foot. Said
lease agreement, with an effective date of April 1, 2010, is set to expire on March 31, 2013.
The City of Miami Police Department's Internal Affairs Division has expressed an interest in continuing to use the
office space. As such, the Lessee and the Lessor wish to exercise their termination rights for the purpose of
entering into this new Lease Agreement ("Lease Agreement"), which includes a reduction in rent from $16.04
per square foot to $14.50 per square foot, for a term of one (1) year, with the option to renew for five (5)
successive terms of one (1) year each, with additional terms and conditions as set forth in the Lease Agreement.
