C. DETAILED SCOPE OF WORK
The LOFT 4 and THE STAIRWELL GALLERY expansion project scope includes:
1. Interior build -out of 2,900 square feet of commercial space and minor renovations to
adjoining stairwell to NE 7 Street; and
2. Installation of a audio and visual
inferior Build -Out and Stairwell Renovations
GrandCentral's plans for the interior build -out of LOFT 4 and THE STAIRWELL GALLERY
include build -out and improvements to 2,900 square feet of recently renovated commercial space.
Existing amenities include exposed steel beams and Dade County Pine, exposed brick, polished
concrete floors, and lofted mezzanine. The planned build -out will work with the existing amenities
to create a contemporary urban aesthetic.
GrandCentral will engage Sustainable Restoration, Inc, to complete the interior build -out and
renovations to the stairwell to NE 7 Street

Timeline:
The project will be complete within four weeks of commencing construction.
Required Permits:
No additional permits are required in order to complete the project.
installation of Sound System and Lighting
LOFT 4 & THE STAIRWELL GALLERY's audio and visual system will include loudspeaker and
lighting, structural modifications/fixtures (such as wall mountings, etc), and installation and
testing. Sound and lighting will be tailored to meet the multi -use and lounge aesthetic of the
space, accommodating live electronic and acoustic, as well as pre-programmed musical
entertainment. The equipment will also be flexible enough to accommodate private corporate
events, temporary gallery installations, community gatherings and charitable fundraisers,
GrandCentral will engage Audio Systems Consulting, Inc. to complete the audio and visual
installation.
The project scope for the audio and visual installation includes the purchase and installation of:
• High power audio equipment, mounts/racks and cabling.
• Stage Monitors and Foldback
• Lighting (main and distributed)
• integration and Control System
Timeline:
The project will be complete within four weeks of commencing construction.
Required Permits:
No additional permits are required in order to complete the project.
