HomeMy WebLinkAboutZoning Write Up & PlansMIAMI RIVER APARTMENT 2601/2621 NW 16 ROAD MIAMI, FLORIDA 33125 URBAN CORE TRANSECT ZONE, T6-8-O APPLICATION FOR CITY COMMISION APPROVAL SUBJECT TO COMPLIANCE WITH CITY CODE, THE MIAMI 21 ZONING CODE, AND ALL OTHER APPLICABLE CRITERIA, CONSIDERATIONS, AND REGULATIONS Pursuant to City Code and Miami 21 Zoning Code, the subject proposal for "MIAMI RIVER APARTMENT" at 2601/2621 NW 16 Road MIAMI, FL 33125, has been submitted and reviewed to allow an application for modifications of waterfront and side setbacks by CITY COMMISSION APPROVAL subject to all applicable criteria. The proposed waterfront development, "MIAMI RIVER APARTMENT," located at 2601/2621 NW 16 Road Miami, FL 33125, will be comprised of a multifamily building with two hundred fifty (250) Residential Units and approximately 357,666 square feet of gross floor area. Four hundred (400) off-street parking spaces are required and three hundred sixty (360) will be provided on site upon issuance of a Waiver pursuant to Article 7, Section 7.1.2.5(a)(28) of the Miami 21 Zoning Code allowing a deviation of up to ten percent (10%). The multifamily building will have a maximum height of 74'9" A.G.L. at top of roof slab. To develop the project as designed, the applicant submits the following requests: 1. REQUEST for City Commission approval pursuant to Article 3, Section 3.11(a)(1) of the Miami 21 Zoning Code and Section 3(II)(mm)(i) of the City Charter for waterfront setback. (The Average Depth of the Lot is 360 feet). Waterfront Setback Minimum required 50 feet 0 inches Proposed 28 feet 5 inches Request to modify 21 feet 7 inches 2. REQUEST for City Commission approval pursuant to Article 3, Section 3.11(a)(2) of the Miami 21 Zoning Code and Section 3(H)(mm)(i) of the City Charter for side setbacks. (The Average Width of the Lot is 216 feet 5 inches).
