Principals Steve Birnhak Prior to serving as CEO of Inwindow Outdoor, Steve co-founded Swapdrive, turning a prototype file storage technology into a VC -funded company with over 100,000 users that has been featured in The Industry Standard, Entrepreneur Magazine, NBC news, Yahoo! Internet Life and The Washington Post. In his previous position as COO of Accudart, he headed up the operations, technology and marketing of a major international sporting goods manufacturer. Before receiving his MBA, Steve successfully started and operated Red Cactus, a corporate communications firm with respected clients such as Wells Fargo Bank and The Princeton Review. Mr. Birnhak received his B.A. from the University of Wisconsin -Madison, and an MBA in marketing and management with an emphasis in entrepreneurship, from the Stern School of Business at New York University where he was a Dean's Scholar. Jeff Cohen Jeff has a long track record of experience in sales. Before starting his own real estate brokerage firm, Jeff was the top salesperson at Citi Habitats, where he quickly built a reputation as 'broker to the stars' and was featured in many publications such as The NY Posts Page Six, People Magazine and The NY Daily News. At Inwindow Outdoor, Jeff started on the real estate side, where he was charged with developing relationships with landlords and procuring properties. He is now Managing Partner and oversees ad sales and overall business development. In his spare time he enjoys boating, water sports, traveling and talking about how he intends to start working out. Jeff attended CW Post. Ray Lee Ray is responsible for overseeing all real estate operations at Inwindow Outdoor. Prior to joining the company, Ray served as the Vice President of Sales for SteelTrace, an international software company, which grew 350% in gross revenues during his 4-year tenure. Prior to SteelTrace, Ray served as Senior Director of Business Development at Mobshop Commerce Technologies, where he was responsible for defining and leading the overall business strategy including its product direction, alliances, and sales. A New York advertising firm has a use for the increasing number of empty storefronts. They wrap them in skintight vinyl advertising, turning them into billboards for everything from energy drinks to Japanese cars. Inwindow Outdoor LLC pays the property owner for the right to advertise until a traditional tenant can be found. "We currently have an advertisement with them on the Ontario side of our building," said Travis Bowman, general manager of the Four Points by Sheraton hotel at Ontario and Rush Streets. Bowman said Red Bull cans arranged in the shape of dragons previously adorned the windows of the vacant retail space. "It got rave feedback," he said. "lt was advertising but it was art." It's no secret that retailers are pulling back, causing storefronts to stay on the market longer than in the past. "In Chicago definitely we see an increase of vacancies," said Ray Lee, managing director of real estate for Inwindow Outdoor. The company has several storefronts wrapped in advertising in downtown Chicago. The sites are chosen for high visibility from pedestrians and vehicular traffic. Customers have included Stolichnaya vodka, LG electronics, Scion. cars, new movies and about anything else one would want to publicize. Steve Birnhak, CEO of Inwindow Outdoor, said the technology, similar to wrapping buses with advertising, protects storefronts from graffiti and can be removed quickly when a landlord finds a tenant. "We are doing some fun things with these spaces," Birnhak said. For example, his company equips some storefronts with motion sensors that project images through the storefront window as people pass by. The advantage to the building owner is obvious: a little revenue until a tenant can be found, The bigger question is whether the advertiser can benefit. Pradeep Chintagunta, professor of marketing at the University of Chicago Graduate School of Business, likens storefront advertising wraps to poster ads in men's restrooms or cars painted with advertising. "These non-traditional ways provide an advertiser the way to stand out from the crowd, the clutter," Chintagunta said. He said that storefront wraps would likely work best at reminding people of a product, Coca-Cgia for example, rather than explaining complicated issues, like the lengthy text that accompanies pharmaceutical ads. Inwindow Outdoor has plans to work with a Chicago -area mall to advertise on some of its vacant retail space. The company declined to give details about the deal, which is pending. Downtown office market: The folks at MB Real Estate have assessed the office market in downtown Chicago and the suburbs. "The overall vacancy rate for the Central Business District was 11.65 percent, a decrease from the 12.25 percent vacancy rate in the first quarter of 2008," MB researchers said. Rental rates are stable, they said, and landlords were able to reduce concessions. Suburban office vacancies increased from 17.32 percent in the first quarter to 17.73 percent in the second quarter. "When one goes out of business, It's like the street lost a tooth!" he said. And that can lead to urban decay, Birnhak said. People start littering in front of the store. It doesn't get picked up. The windows get graffitied. Next thing you know, people are crossing the street to avoid the empty storefront and it hurts surrounding businesses. "It's a downward spiral," he said. As a result, some landlords have started renting out the vacant windows for advertising or art displays. It serves two purposes: It brings In some revenue in the short terrn until a new business moves in and it helps keep the block from looking like It's going downhill. Birnhak started his business in 2002 after he noticed a GI Joe display in a window on 23'd Street in Manhattan, when there wasn't a store there. (Tums out, a lot of toy companies have offices in that building.) A iightbuib went off in his head and he realized vacant store windows could be a great place for marketing. Since the recession started and the pace of store closings has escalated, Birnhak has seen his revenue soar. Nationwide, to% of shopping center stores sit empty, according to the real-estate analytics firm Reis. That's the highest percentage of vacancies since 1992 — what you get when you mix a bad recession with a commercial real estate bust (thanks to years of overzealous budding). After her springtime walk, the museum curator started contacting building owners, suggesting they let her use their empty space for art exhibitions. Such endeavors are not going to solve the retail real estate glut. Only a realignment of supply and demand for long-term leases will do that. But in the short-term, getting creative with commercial space keeps storefronts filled, which helps keep properties secure and community spirit intact, and may even bring in a little money for would-be landlords to offset costs like utilities, taxes and maintenance. Consider the work of Marc Feldman at Developers Diversified Realty, an Ohio -based company that owns nearly 70o retail properties across the country. He and his 15-person team are charged with finding non-traditional uses for available spaces at a time when some 9% of the firm's units sit idle. Among the temporary uses they've landed on: health clinic, campaign office, auction house, county library, swap meet and soundstage for a car commercial shoot. "It doesn't make up for the rents those retailers were paying, but it definitely provides revenue that we wouldn't otherwise have," says Feldman. "Even if it's just for a day or a week, it goes to the bottom line." Steve Bimhak has another idea: tuning empty storefronts into billboards. The company he founded, New York -based Inwindow Outdoor, connects property owners with advertisers willing to pay for window space, conveniently located right at the eyelevel of anyone walking or driving by. The ads go from floor to ceiling and are pretty hard to miss. One recent Chicago project advertised Intel over the entire facade of a now -defunct Comp USA store. Cities are getting in on the act, too. At the end of October, San Francisco will launch Art in Storefronts, a collaboration between the Office of Economic and Workforce Development and the San Francisco Arts Commission that will fill zo unused storefronts in four neighborhoods with the work of local artists. The goal is twofold: to spruce up areas that have seen high vacancy rates and to help support artists in a down economy. There may eventually be another benefit, too, says Lisa Pagan, who runs San Francisco's business improvement districts program. "The hope is that this may help people look at individual storefronts in a more positive way," she says. Translation: get enough art lovers to traipse up and down a certain block and maybe some of them will start thinking about what a great place it would be to rent a storefront for their business. By SUSAN FEYDER, Star Tribune Last update: December 27, 2009 - 5:21 PM The glut of vacant retail space is proving to be a boon for InWindow Outdoor, a New York City - based company that specializes in placing advertising displays in empty storefronts. The seven -year -old company recently entered the Twin Cities market with a large ad for Dearfoams slippers in the windows of a vacant storefront at 715 Hennepin Av. Four more displays for a tourism -related client will start showing up in other downtown Minneapolis storefronts in February and March, according to James Giglio, a director of real estate for the firm. He declined to name the client. The window displays offer a way for building owners to make their empty storefronts look more attractive and at the same time generate some revenue by renting the windows as ad display space. InWindow's clients include Target, Starbucks, Delta Air Lines, Walt Disney and AT&T. InWindow has worked with commercial landlords in 18 cities nationwide. Although it mostly focuses on urban retail properties, it also has done some work with storefront ad displays in suburban shopping centers, said Ray Lee, managing director for real estate. Lee said InWindow's revenue is increasing at a double-digit rate. Small wonder: Here and across the country, the depressed economy has triggered a surge in store and restaurant closings that has put more vacant space on the market. A report this year by Bloomington -based NorthMarq said store closings and canceled expansion plans had caused the Twin Cities area's retail vacancy rate to hit a 14-year high. There's no immediate sign that the climb in vacancies that began in 2006 will stop anytime soon, NorthMarq said. Lee said the past year has seen an increase in large vacant storefronts because of the closings of several big -box and junior -box retailers. The company recently handled an advertising display at a shuttered Circuit City store in Chicago. There's also been more interest from landlords facing the realities that their properties could be vacant for a long time, Giglio said. "They're seeing vacancies that used to be for a month or two stretch to six months to a year," he said.
