Good Afternoon, Mr. Chairman, Commissioners... Welcome
Commissioner Haskins...
My name is Peter Ehrlich. I have offices at 395 NE 59th Street
on NE 4th Avenue. I am the President of the Lemon City
Taxpayers Association and I have been a business owner on
NE 4th Avenue since 1998.
Thank you for the opportunity to speak, I will be brief. Please
approve the application. In the interests of brevity I will only
list a few of the many reasons why I believe you should
approve the application.
1. Let me open by passing out a map of our area. This map
was created by a Miami 21 consultant, Goody Clancy and it is
the result of their experience and much public input. It is
available on miami21.org. It recommends our 80- 100 acres to
be developed with "mixed use" zoning supporting the new $30
Mil park.

2. The subject site sits on the eastern edge of the 80 - 100
acres zoned Industrial adjacent to an area zoned C2 just north
of the new soccer park under construction.
3. My company, Palm Bay Studios, began investing in this
area 8 years ago and we own 4 acres along NE 4th Avenue
between NE 59th Street and NE 60th Streets. We paint,
renovate and clean 300 days a year. We covet mixed use
zoning.

4. Let me quote from Suburban Nation, The rise of sprawl
and the decline of the American dream...
"Ideally, every neighborhood should be designed with an even
balance of residents and jobs." and...
"Zoning that prohibits housing in commercial and industrial
areas — often largely empty and therefore affordable — must be
replaced with a mixed -use classification."
5. Everyone who is actively participating in the growth of
our area is in favor of a residential component being added to
our commercial base. We foresee additional jobs added in
new buildings constructed on our vacant lots and within our
renovated warehouses. We see net gains in employees and
residences for Lemon City, Little River and Little Haiti. That
is our goal and we believe when the City planners and
consultants accept our offers to tour our area and get to know
our area as we know it that it will be their goal as well.
