HomeMy WebLinkAboutZB ResoMiami Zoning Board Resolution No.: 06-1150 Monday, March 27, 2006 Mr. Angel Urquiola offered the following resolution and moved its adoption Resolution: AFTER CONSIDERING THE FACTORS SET FORTH IN SECTION 1305 OF ORDINANCE NO. 11000, THE ZONING BOARD DENIED THE SPECIAL EXCEPTION AS LISTED IN ORDINANCE NO. 11000, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF MIAMI, ARTICLE 9, SECTION 917.6, TO PERMIT REDUCTION OF OFFSTREET PARKING REQUIREMENTS IN CONNECTION WITH HOUSING FOR LOW INCOME FAMILIES AND INDIVIDUALS IN AN AMOUNT NOT LESS THAN 1/2 OF THE SPACES GENERALLY REQUIRED, WHERE THE APPLICANT IS PROPOSING 111 SPACES, WHERE 176 ARE GENERALLY REQUIRED, FOR THE PROPERTY LOCATED AT APPROXIMATELY 1001 NORTHWEST 54TH STREET, MIAMI, FLORIDA, LEGALLY DESCRIBED AS EXHIBIT "A" (HEREBY ATTACHED), PUBLIC RECORDS OF MIAMI-DADE COUNTY, FLORIDA; ZONED C-1 RESTRICTED COMMERCIAL. Upon being seconded by Mr. Joseph H. Ganguzza, it is found that: a) It is found that the use is compatible with the area and will be beneficial by providing affordable housing. b) It is found that the proposed layout provides adequate vehicular circulation. c) It is found that the design of the proposed facades is adequate; however, sign specifications and paint color samples have not been provided to determine aesthetic impact. d) It is found that the depicted landscape plan complies with the minimum requirements. e) It is found that the subject of this Special Exception is appropriate in that the project is going to serve low income families. f) It is found that with respect to all additional criteria as specified in Section 1305 of Zoning Ordinance 11000, the proposal has been reviewed and found to be adequate. the motion was passed and adopted by the following vote: Mr. Ron Cordon Yes Mr. Miguel Gabela Yes Mr. Joseph H.
