CASE NO: 2005-0975 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property consists of one lot fronting SW 16th Court and the east portion of a lot facing SW 17th Avenue (a complete legal description is on file at the Hearing Boards Office ) from 0 "Office" and SD-12 "Buffer Overlay District" to C- 1 "Restricted Commercial". The following findings have been made: • It is found that the zoning designation immediately west of the subject property is designated C-1 "Restricted Commercial." • It is found that the requested change from 0 "Office" and SD-12 "Buffer Overlay District" to C-1 "Restricted Commercial" will increase the possibility of the subject property being developed and enhanced in a manner that will directly benefit the adjacent area. • It is found that the 0 "Office" category allows 150 residential units per acre and the requested C-1 "Restricted Commercial" designation will also allow a maximum of 150 residential units per acre. Based on these findings, the Planning Department is recommending approval of the application as presented. ANALYSIS FOR ZONING CHANGE Yes No N/A CASE NO. 2005-0975 In harmony with Comp.
