Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the
Zoning Atlas has been reviewed as follows:
The request is to change the Zoning designation as follows:
The subject property consists of one lots facing NE 10th Avenue (A complete legal
description is on file at the Hearing Boards Office), from R-1 "Single Family
Residential" to R-3 "Multifamily Medium -Density Residential".
4_____, The following findings have been made:
• It is found that immediately adjacent to the south and west of the subject property is
designated R-1 "Single Family Residential."
• It is found that the character of the NE 10th Avenue south of the subject property is
low density residential, specifically single family residential.
• It is found that the R-1 "Single Family Residential" category allows 9 residential
units per acre and the requested R-3 "Multifamily Medium -Density Residential"
designation will allow 65 residential units per acre.
Based on these findings, the Planning Department is recommending denial of the
application as presented.
