HomeMy WebLinkAboutAnalysisANALYSIS FOR SPECIAL EXCEPTION 1024 & 1144 SW 19th Avenue and 1800 & 1895 SW 11th Terrace CASE NO. 2004-0880 Pursuant to Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal to allow a change of ownership of existing community based residential facilities in the R-1 Single Family Residential District has been reviewed as follows: NOTE: The Special Exception for the Community Based Residential Facility requires City Commission approval. The following findings have been made: It is found that the proposed application is for change of ownership of existing community based residential facilities. It is also found that this facilities being providing a needed service to the community and have maintained employment opportunities for the area. • It is found that the existing use at each facility is an adaptive re -use of the existing structures and it is also found that the use is in scale and character with the surrounding area. • It is found that residents of the Coral Way area contacted the NET office in order to express their concerns with the distance requirements between each of the existing facilities. However, these facilities are existing and in use. Based on these findings, the Planning and Zoning Department is recommending approval of the proposed facilities as presented.
