Request: Special Exceptions requiring City Commission approval as part of a Major Use Special
Permit for the Island Gardens at Watson Island Project, as listed in Ordinance No.
11000, as amended, the Zoning Ordinance of the City of Miami, Section 915.2, for FAA
clearance letter; Article 9, Section 917.1.2, to allow restaurant parking facilities
maintained with valet parking up to fifty percent of required offstreet parking spaces;
Article 4, Section 401, Schedule of District Regulations, to allow retail specialty shops
including retail sales of boating, fishing, diving and swimming supplies and equipment
within existing waterfront specialty centers within existing parks, with outside display
and sales of boats only by Special Exception approved by the City Commission; Article
4, Section 401, Schedule of District Regulations, to allow boat rentals and charters;
Article 4, Section 401, Schedule of District Regulations, to allow marinas, and Article 4,
Section 401, Schedule of District Regulations, to allow a fish market and restaurant with
7,800 square feet with City Commission approval.
Purpose: This will allow a marina, fish market, boat rentals and charters, retail specialty shops
with outside display and sales of boats and valet parking as part of the Island Gardens
at Watson Island Project.
