Stierheim As you may recall, on May 11, 2004, the School District performed a preliminary impact review analysis for the subject application to determine whether the project meets the review threshold of the lnterlocal Agreement for School Facility Planning. Based on the information provided to the District at the time, it was determined that the application did not meet the review threshold, as it did not contain a residential component. Subsequently, the District received a complete application package for the proposed major use special permit and learned that the project in fact contains a residential component of 105 fractional units (time-share component) with individual kitchens that could be occupied for an extended period of time (over 30 days). Due to this information, it is now determined that the time-share component of the proposed project has a capability of creating an impact to our educational facilities- As such, the project would be required to comply with the Educational Facilities Impact Fee Ordinance, as well as the review requirements of the lnterlocal Agreement for School Facility Planning. Accordingly, attached please find our revised impact review analysis. As such, it is our recommendation that dialogue between the School District, the City and the above referenced applicant take place as it relates specifically to public schools in the affected area that meet the threshold. In an effort to meet the terms of the lnterlocal, please have the applicant send an email to morozco(c�facil.dade.k12.fl.us to schedule a dialogue meeting with District staff.
