1. Site Plan. Ties the propertyito a specific site plan.
2. Uses. Restricts the permitted uses to residential uses only and prohibits lodging and
educational uses (commercial is not permitted in T4-R)
3. Density. Maximum of 18 Townhome Units
4. Height. Maximum of 32 feet of habitable area, 37 feet for mechanical equipment, and
40 feet for architectural elements.
5. Parking. Requires subterranean below -grade parking and provides for a minimum of
20 surplus parking spaces.
6. Access. Single access point along US-1.
7. Setbacks. 20 feet to first story terraces and 33.25 feet for second and third story.
8. Open Spaces. Provides for 2 public park areas approximately 6,000 SF in size and
requires rear private yards to be incorporated into the individual townhome units.
9. Visual Screening. Visual screening of all mechanical equipment and visual screening
on the upper floors for additional privacy such as greenwalls.
10. Landscape Buffer. Extensive and lush landscape buffer along the rear property line.
11. Permitting. Must pull permits within 2 years or City can rezone property back to T3
at owner's sole expense.
12. Stricter Amendment & Modification Language. Requires Notices, Planning & Zoning
Board Recommendation and City Commission approval prior to any changes.
