The Grove Village project encompasses six (6) blocks along Grand Avenue in Coconut Grove, including a parcel owned by the City of Miami, which has joined our application. The update to the plans originally filed include revision to the Paradise Island, Grand Bahama, Freeport and Bimini blocks as specifically detailed in attached Exhibit "A". There will be an Alternative A for the Freeport block, Alternative B and Alternative C for the Bimini block as reflected on Exhibit "A". The two remaining blocks have not been modified Freeport and Abaco, and will remain with the same development proposal originally filed. Our original application included applicable rezoning, Class II and Class I permits which are still being incorporated and updated accordingly. (e). Is one which is not located within an area of critical state concern, unless the project subject to the proposed amendment involves the construction of affordable housing units meeting the criteria of §420.0004(3), Florida Statutes, and is located within an area of critical state concem designated by §380.0552, Florida Statutes or by the Administration Commission•pursuant to §380.05(1), Florida Statutes. Such amendment is not subjectto the density limitations of sub -subparagraph f., .and shall be reviewed by the state land planning agency for consistency with the principles for guiding development applicable to the area of critical state concem where the amendment is located and shall not become effective until a final order is issued under § 380.05(6), Florida Statutes; and ..(f) Density will be Restricted Commercial, 150 dwelling units per acre, as per the Miami Neighborhood Comprehensive Plan, as amended, and intensity will be as established'in Article 4, ' Section 4.01, "T6-80" Urban Core of the City of Miami Zoning Ordinance 13114, as amended. Dear Mr. Manager: As you are aware, Grove Village, LLC is developing six blocks fronting along Grand Avenue between Plaza Street and Margaret Street entitled Grove Village, Pursuant to our discussions, we are requesting that the City of Miami join in the Major Use Special Permit ("MUSP") application in order to include the parcel of land located 3400 Grand Avenue which is owned by the City of Miami and operated as a park ("Park Property"). The Park Property is being rezoned from Parks and Recreation to SD-2 as part of the MUSP application. Furthermore, we understand that the City's inclusion in the MUSP application is conditioned upon the following: 1. Relocation of the park site to the site legally described in Exhibit "A" and depicted on the site plan attached as Exhibit "B"; 2, Installation of public restrooms to be available to patrons of the park; and 3. Maintenance of the park, however the City will be responsible for the regular trash collection of the park. 4. Grove Village will be responsible for the title costs associated with the conveyance of the Park Property to Grove Village, as well as the title costs from Grove Village to the City of Miami for new proposed park location.
