Subject: Revocable License Agreement with the Miami Firefighters Federal Credit Union for the occupancy of
space inside City of Miami -owned property at 1103 NW S River Drive
Purpose of Item:
A Resolution of the Miami City Commission, with attachments, authorizing the City Manager to execute a
Revocable License Agreement ("Agreement"), in substantially the attached form, between the City of Miami
and the Miami Firefighters Federal Credit Union, for use of approximately 3,385 square feet of ,office space
inside the City of Miami Firefighters Station building located at 1103 NW S River Drive, Miami, Florida, for a
monthly Use Fee of $3,102.92 ($11.00 per square foot) plus Florida State Use Tax, if applicable, for an initial
term of five years, and options to extend for five additional one year periods, with terms and conditions as
more specifically set forth in said Agreement.

Subject: Revocable License Agreement with the Miami Firefighters Federal Credit Union for the occupancy of
space inside City of Miami -owned property at 1103 NW S River Drive
Background Information:
The Miami Firefighters Federal Credit Union ("Licensee") has provided financial services to City of Miami ("City")
employees and patrons since 1935. The Licensee has provided these services at its branch, located at 1111 NW
7 Street, which is housed inside the City of Miami's ,Firefighters Fire Station #3 building("Fire Station #3) located
at 1103 NW South River Drive, Miami, Florida. The Licensee has occupied and used the space without an
agreement with the City since Fire Station #3 underwent an expansion project in 1986, authorized by Resolution
86-0792. As such, the City and Licensee wish to enter into a Revocable License Agreement ("Agreement") for
the continued use of 3,385 square feet of office space to continue to provide financial services to City
employees, their families, and patrons.
The City and the Licensee have negotiated the terms of the Agreement and desire to enter into the Agreement,
which includes such terms as the Licensee agreeing to pay the City a monthly Use Fee $3,102.92 ($11.00 per
square foot) plus Florida State Use Tax, if applicable; the Licensee occupying and using the space for an initial
five year term, with options to extend for five, one-year periods; monthly Use Fee increases of 3% annually after
the expiration of the initial term; and, other additional terms and conditions more specifically set forth in the
Agreement.
