HomeMy WebLinkAboutAnalysis, Maps, School Concurrency & PZAB ResoANALYSIS FOR ZONING CHANGE South portion of the parcel located approximately at 690 SW 8 Street FILE NO 1'1-00698zc Pursuant to Article 5 of Ordinance 13114, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: Application requests: The request is to change the zoning classification from T5-L "Urban Center Zone - Limited" to T5-0 "Urban Center Zone - Open": The subject property is located at the Little Havana NET area, and the zoning change is requested for the south portion of the parcel bounded as follows: North by SW 8Ih Street, West by SW 7th Avenue, South by SW 9th Street, and West by the rest of the block with the same North, West and South boundaries and limiting to the West to SW 6th Avenue, as depicted in Exhibit "A" (A complete legal description is on file at the Hearing Boards Office). ..11.11MIS MS In Review and analysis of the proposed application finds that: 6 The north part of the subject parcel, for which the zoning designation will remain T6-8-0, is part of the same zoning designation parcels that conforms the corridor of the SW 81h Street, however the south portion of this parcel is currently designated T5-L, as part of the parcels working as transition to the immediately south zoning designation which is T4-R. • In the subject parcel is operating an auto related business, which plans on microfilm records are dated on 1968 (more than 40 years). The requested change will assign to the subject property a zoning designation that matches with the current use, at the time of maintaining an appropriate transition in density (65 units per acre) between the current zoning designations to the north parcels which allow 150 units per acre and to the south parcels, which allows 36 units per acre. • It is found that the proposed change will be consistent with the Miami Comprehensive Neighborhood Plan (MCNP). Based on these findings, the Planning Department is recommending approval of the application as presented. Yes N o N/A. Analysis for ZONING CHANGE File ID: 11-00698zc a) The proposed change conforms with the adopted Miami Comprehensive Neighborhood Plan and does not require a plan amendment. b) The proposed change is in harmony with the established land use pattern. c) The proposed change is related to adjacent and nearby districts. d) The change suggested is not out of scale with the needs of the neighborhood or the city. e) The proposed change maintains the same or similar population density pattern and thereby does not increase or overtax the load on public facilities such as schools, utilities, streets, etc. f) Existing district boundaries are illogically drawn in relation to existing conditions on the property proposed for change. g) Changed or changing conditions make the passage of the proposed change necessary. h) The proposed change positively influences living conditions in the neighborhood. i) The proposed change has the same or similar impact on traffic and does not affect public safety to a greater extent than the existing classification. j) The proposed change has the same or similar impact on drainage as the existing classification. k) The proposed change has the same or similar impact on light and air to adjacent areas as the existing classification.
