The property is located along the Miami River on an extremely narrow lot. Accordingly, this letter shall serve as the application's letter of intent in support of the accompanying application for a front set back variance. The property was previously the site of the Big Fish Restaurant. The applicant intends to maintain the restaurant use on the property and incorporate a luxury hotel on. the upper level. In order to redevelop the property and at the same time provide a Riverwalk, a front setback variance is necessary. This request for a variance is clearly justified given the fact that there is a hardship that stems from the unique narrowness of this property. Please note that pursuant to Section 1304.2.2 of the Miami Zoning Ordinance, no application shall be deemed to have been filed unless and until the application shall have been completed.
