APPLICATION FOR SUBSTANTIAL MODIFICATION TO AN EXISTING MAJOR USE
SPECIAL PERMIT APPROVED UNDER RESOLUTION No. R-09-0201 AND
COMPLIANCE WITH ZONING ORDINANCE 11000, and CITY CODE AS AMENDED
AND ALL APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTHER
REGULATIONS.
Pursuant to Zoning Ordinance 11000, as amended, the Zoning Ordinance of the City
of Miami, Florida, the subject proposal for 1700 BISCAYNE BOULEVARD at 1700
Biscayne Boulevard, Miami, Florida has been submitted and reviewed to allow an
application for Substantial Modification to an existing Major Use Special Permit
approved under Zoning Ordinance 11000, Resolution No. R-09-0201, subject to all
applicable criteria;
The Major Use Special Permit (R-09-0201) was secured in the manner set out in the
Zoning Ordinance 11000, Article 17, and Section 1701, prior to obtaining a building
permit for:
• A Residential development involving in excess of two hundred (200) units;
• A Non-residential development involving in excess of two hundred thousand
(200,000) square feet;
• A Hotels involving in excess of three hundred fifty (350) rooms;
• A single use or combination of uses requiring or proposing to provide in excess
of five hundred (500) off-street parking spaces;
The Substantial Modification to the Major Use Special Permit (R-09-0201) is pursuant
to Zoning Ordinance 11000, Article 22, and Section 2215.1 (b);
• The base footprint of the building is proposed to be moved by more than ten (10)
feet in any horizontal direction (New Tower No.3 added to the project on
additional landmadepart of the _pr_oject totaling 0._67_net Acres).
The proposed development "1700 BISCAYNE BOULEVARD" will be comprised of;
1. Tower No.1, facing Biscayne Blvd housing 261 Residential units and 289 Hotel
rooms for total of 576,174 square feet of floor area. No.chang`e:.fro eatiginal

2. Tower No.2, facing Biscayne Blvd housing 258 Residential units with a total of

CLASS II SPECIAL PERMIT, as per ARTICLE 6, Section 606.3, Class II Special
Permit, to allow a new development in SD-6 district;
All Special Permits and Requests approved under MUSP Resolution No. 09-0201, will
remain in full force and effect.
