Subject: Lease Agreement with the Coconut Grove Sailing Club, Inc. for the occupancy of City of Miami -owned
property located at 2990 South Bayshore Drive
Purpose of Item:
A Resolution of the Miami City Commission, with attachments, authorizing the City Manager to execute a
Lease Agreement ("Lease"), in substantiallythe attached form, between the City of Miami, ("City") and the
Coconut Grove Sailing Club, Inc., a Florida non-profit corporation ("Lessee"); for the use of City -owned
property located at 2990 South Bayshore Drive, Miami, Florida ("Property"), for the purpose of providing
space for the Lessee's operation, commencing from the Effective Date, with the Lessee to pay a Minimum
Annual Rent to the City in the amount of Seventy-one Thousand Dollars ($71,000.00), or Five Thousand Nine
Hundred Sixteen and 67/100 dollars ($5,916.67) per month, plus State of Florida Use Tax (if applicable), with
additional terms and conditions as more particularly set forth in said Lease.

Subject: Lease Agreement with the Coconut Grove Sailing Club, Inc. for the occupancy of City of Miami -owned
property located at 2990 South Bayshore Drive
Background Information:
The City -owned property located at 2990 South Bayshore Drive ("Property") is currently being used and
occupied by the Coconut Grove Sailing Club, Inc. ("Lessee"). ,The Lessee is a non-profit corporation that has
operated as a sailing club since 1946. The Lessee's organizational purpose is to promote sailing activities to its
members and residents of the City.
On September 13, 1979, the City of Miami City Commission authorized the City Manager to enter into a Lease
Agreement ("Agreement") with the Lessee. Consequently, on March 26, 1980, the Lessee and the City entered
into an Agreement with the Lessee, which expired on March 25, 2000. Subsequently, on January 22, 1990, the
Agreement was modified at the request of the Lessee. Under the terms of the Agreement, the Lessee was
required to pay the City the greater of $30,000.00 or seven and a half percent of the Lessee's annual gross
revenue, per year. The Agreement expired on March 25, 2000, with the Lessee remaining on the Property as a
month -to -month tenant, still responsible for remitting monthly payments to the City.
The Lessee expressed an interest to the City to continue using the Property to further its organizational purpose.
As such, the City and the Lessee have negotiated a new Lease Agreement ("Lease"). The City and the Lessee
desire to enter into the Lease, which includes such terms as the Lessee occupying the Property for a term of five
years, with options to renew for two additional five-year terms, remitting a Minimum Annual Rent of Seventy-
one Thousand Dollars ($71,000.00), plus State of Florida Use Tax (if applicable), creating and maintaining a
Capital Account, providing audited financial statements, and other additional terms and condition more
specifically set forth in the Lease.
