Staff Objections:
Use is permissible but not compatible due to its specific location and configuration
• Increase of 30 children will have further impact on the residential designated
neighborhood by increasing vehicular traffic along SW 18 Road — thus
negatively affecting surrounding residential areas
RESPONSE:
• 30 children presently attend Aguamarina Kids Gym in Coral Ritz Plaza- no
increase of children
• Reduction in traffic — 10 staff will park in MPA Lot 30
• Left Turn Only will avoid spillover traffic on to SW 2 Ave
• Staff guard will prevent parents from turning right

• Elimination of vehicular driveways along SW 2nd Court
• 6 foot high wall landscaped wall along common wall
• No outdoor playgrounds located within the new daycare area
• Street trees and landscaped swales will prevent on street parking along
SW 2 Court
• Outreach for additional conditions still open

3. "No Right Turn" sign and "No Aguamarina Entrance on SW 2nd Ct." sign.
4. 10 Employee parking spaces at Miami Parking Authority Lot 30 on Coral
Way.
5. All 16 on -site parking spaces for parents.
6. 6 Foot high wall segments and landscaped hedge along side yards and front
yard.
7. Street trees and landscaped swales and along SW 2nd Ct. and SW 18 Road.
8. Submit exterior colors and finishes and sign specifications to the Internal
Design Review Committee for approval
9. All outdoor play areas located in the existing day care area (away from
neighbor)
10. No window openings along south/left elevation wall facing neighbor
