A RESOLUTION OF THE BOARD OF COMMISSIONERS OF THE SOUTHEAST
OVERTOWN/PARK WEST COMMUNITY REDEVELOPMENT AGENCY,
AUTHORIZING THE PURCHASE OF REAL PROPERTY LOCATED AT 1021 N.W.
2ND AVENUE WITHIN THE REDEVELOPMENT AREA, IN AN AMOUNT NOT TO
EXCEED $253,000, PROVIDED THAT THE PURCHASE PRICE IS
SUBSTANTIATED BY NO LESS THAN TWO (2) APPRAISALS FROM A CERTIFIED
MEMBER OF THE APPRAISAL INSTITUTE AND THE PURCHASE PRICE DOES
NOT EXCEED 10% OF THE APPRAISED VALUE; FURTHER AUTHORIZING THE
EXECUTIVE DIRECTOR TO EXECUTE ALL DOCUMENTS NECESSARY FOR SAID
PURCHASE; ALLOCATING FUNDS FROM SEOPW TAX INCREMENT FUND,
ENTITLED "LAND ACQUISITION," ACCOUNT CODE NO.
10050.920101.661000.0000.00000.
WHEREAS, the Southeast Overtown/Park West Community Redevelopment Agency ("CRA")
is a community redevelopment agency created pursuant to Chapter 163, Florida Statutes, and is
responsible for carrying out community redevelopment activities and projects within its
Redevelopment Area in accordance with the 2009 Southeast Overtown/Park West Redevelopment
Plan ("Plan"); and
WHEREAS, Section 2, Goal 1, at page 11, of the Plan lists the "preserv[ation] of historic
buildings and community heritage," as a stated redevelopment goal; and
WHEREAS, Section 2, Principle 8, at page 15, of the Plan provides that "[o]Ider buildings that
embody the area's cultural past should be restored;" and
WHEREAS, the purchase of this property within the redevelopment area will further the CRA's
goal to preserve historic buildings and the heritage of Overtown; and
WHEREAS, the purchase price shall be substantiated by no less than two (2) appraisals from
certified member of the Appraisal Institute; and
WHEREAS, the Board of Commissioners wishes to authorize the CRA's purchase of real
property located at 1021 N.W. 2nd Avenue, for an amount not to exceed $253,000 plus closing costs,
provided that the purchase price is substantiated by no less than two (2) appraisals from a certified
member of the Appraisal Institute and the purchase price does not exceed 10% of the appraised
value;
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF COMMISSIONERS OF THE
SOUTHEAST OVERTOWN/PARK WEST COMMUNITY REDEVELOPMENT AGENCY OF THE CITY
OF MIAMI, FLORIDA:

Section 1. The recitals and findings contained in the Preamble to this Resolution are
adopted by reference and incorporated herein as if fully set forth in this Section.
Section 2. The Board of Commissioners hereby authorizes the CRA's purchase of real
property located at 1021 N.W. 2nd Avenue, for an amount not to exceed $253,000 plus closing costs,
provided that the purchase price is substantiated by no less than two (2) appraisals from a certified
member of the Appraisal Institute and the purchase price does not exceed 10% of the appraised
value.
Section 3. The Executive Director is authorized to execute all documents necessary for
said purpose.
Section 4. Funds to be allocated from SEOPW Tax Increment Fund entitled "Land
Acquisition," Account Code No. 10050.920101.661000.0000.00000.
Section 5. This Resolution shall become effective immediately upon its adoption.
