Subject: Resolution Authorizing the Executive Director
to finalize the Purchase and Sale Agreement
for the 1441 N. Miami Ave, Omni CRA
property

The Omni CRA has been occupying the Firehouse P2 building, which is on the National Historic
Registry, for over 2 years. The building was renovated by the Omni CRA after lying vacant for almost
20 years, and the renovations were completed in 2012. The City of Miami deeded the Firehouse #2
building to the Omni CRA; as part of the Omni CRA's mission of revitalizing the Omni area and
renovating historic properties.
The Omni CRA would like to finalize the Purchase and Sale Agreement of the 1441 North Miami
Avenue property for the amount of One Million Five Hundred Eighty Thousand and NO1100 Dollars
($1,580,000.00). The Omni CRA would still occupy the building, and the sale would allow for more
monies to be reinvested into and help eliminate slum and blight in the Omni Redevelopment Area.
JUSTIFICATION:
Section 4, Goal D/ Principles A-2, and C-5, at page 42, of the 2009 Omni CRA Redevelopment Plan
("Plan"), lists "eliminate conditions which contribute to slum & blight", and "enhance the area's visual
attractiveness to businesses and residents, by creating opportunities for new development through
improvements to the public realm" as a restated redevelopment goal.
Section 4.4, Goal B, D5 at page 41, of the 2009 Plan lists to "provide employment opportunities and
upward mobility for residents° by the creation of jobs within the community as a stated redevelopment
goal.
Section 4.4, Goal B, B3 at page 41, of the 2009 Plan lists to "Create economic magnets to draw more
businesses to the Omni area to compliment established activities in the area" as a stated
redevelopment goal.
Section 4.4, Goal C, D1 at page 41, of the 2009 Plan provides for the "maximizing of conditions for
residents to continue to live in the area" as a stated redevelopment goal.
