West Community Redevelopment Agency, Landlord, we are pleased to submit this proposal. This letter is Written to summarize the material points proposed for leasing retail space at the Overtown Shopping Center. The proposed terms are as follows: Landlord: Tenant: Southeast Overtown / Park West Community Redevelopment Agency Master Choice, LLC Prenai'ses: Unit 111., Size: 1,016 rentable square feet Primary Lease Term: Three (3) years Rental Rate: Expense Reimbursements: Rental Escalation: Renewal Option: Lease Commencement: Rent Commencement: Permitted Use: Utilities: $10.00 per sq. ft. Tenant will be responsible for its portion of Common Area Maintenance charges, Real Estate Taxes and Insurance estimate at $4,65 per sq. ft. Three percent (3%).
