Master Choice LLC / Metro PCS is seeking to lease a retail storefront at Overtown
Plaza, further described as 1490 NW 3 Avenue, Unit 111 Miami FL 33136.
Metro PCS is a retail business of cellular phones, services and accessories.
We are not seeking Tenant Improvement dollars and will be responsible for
out of the space.

Metro PCS has been operating in Overtown for over 6 years .serving the conununiiy
and we plan to continue doing so for years to come. We feel that Overtown Plaza is a
more viable location than our current location, and will allow for added exposure for
our continued service to the community

Re: Proposal to Lease Retail Space at Overtown Shopping Center
Dear Andy,
On behalf of the Southeast Overtown/Park. West Community Redevelopment Agency,
Landlord, we are pleased to submit this proposal. This letter is Written to summarize the
material points proposed for leasing retail space at the Overtown Shopping Center. The
proposed terms are as follows:

Size: 1,016 rentable square feet
Primary Lease Term: Three (3) years

$10.00 per sq. ft.
Tenant will be responsible for its portion of Common Area
Maintenance charges, Real Estate Taxes and Insurance
estimate at $4,65 per sq. ft.
Three percent (3%).
C)ne renewal option for three (3) years.
On mutual exeoution of a Lease document by and between
Landlord and Tenant.
On delivery of space to Tenant by Landlord.
Cellular phone sales and services.
Tenant shall pay for Tenant's own utilities.

Conditions of Premises: Landlord shall deliver the Premises in a "Vanilla Box"
condition,
Modifications to Premises: With Landlord's approval, Tenant will be perrayitted to
make modifications to the interior of Premises based on
mutually approved architectural and engineering plans,
Tenant's contractors and subcontractors must be approved.

above shall be subject to the Landlord's standard lease agreement with all rights and
obligations therein and the review of financial inibrmation, requested by Landlord, of the
