Re: Town Park North Condominiums Relocation Plan
Mr. Woods,
The St. John/Mastermind Joint Venture is pleased to be a part of the Town Park North
Condominium Rehabilitation Project. At your request, we present the attached "Relocation Plan"
to be implemented for the project. We understand that this plan may not suite every need of each
Town Park North resident; therefore, we are amenable to suggestions and/or input from the
Town Park North Rehabilitation Project team.
In compiling this plan, we took note of three key factors that we believed were pertinent to this
plan:
1. Location of the temporary residence
2. Costs of relocation
3. Quality of life of the resident during the temporary relocation.
First, we identified residences which were in a two (2) mile radius of the Town Park North
Condominiums. These residences included rental properties or hotels/motels in the Overtown,
Wynwood, Mid Town; Spring Garden, Park West; and Oirrni communities. Second, we
researched the most economically efficient rentals, hotels/motels in these areas. Third, we
wanted to ensure that the properties that were selected had equivalent or greater quality of life
benefits the residents currently enjoy. We also took into consideration that some of the residents
may want to choose to identify their own temporary residence or might decide to stay in the
neighboring Town Park properties. Whichever the case, we stress that the process must be as
seamless as possible.
As part of the plan, we are not certain if the SEOPW CRA intends to compensate residents for
the temporary storage of their belongings, moving costs or the activation of utilities such has
water and electricity. These costs are not figured as part of the plan; however, an approximate
cost per activity may be researched.

Finally, given the costs and potential complexity of this exercise, it is recommended that no more
than twenty (20) families or two (2) buildings be relocated at any given time. The relocation
period is approximated at three (3) months per group.

TOWN PARK NORTH CONDOMINIUM REHABILITATION
RELOCATION PLAN
Step 1
Step 2
Identify residents that may choose to stay in the adjacent Town Park Apartment
Community. These residents should be relocated to any available apartment unit
within the Town Park community.
Identify residents that may choose to seek their own temporary place of
relocation. These residents should be given a relocation voucher and a timeline of
relocation.
Step 3 Match the remaining families to the temporary properties that have been
identified based on family size and sequence of construction.
Note: The above steps will apply only to the group of residents that are within the two buildings
that are being renovated at any particular time.

St. John offers a variety of 1, 2, and 3 bedroom apartment units in
the Overtown and Little River communities. The rehabilitation of
these units was completed in the Spring of 2013. St. John has
specifically reserved 12 units for the Town Park Rehabilitation.
These units are newly rehabilitated 1 and 2 bedroom apartments
which will be available by December 2014. Another 12 newly
rehabilitated 1 and 2 bedroom units will be available by February
2015.
