PERPETUAL EASEMENT
THIS EASEMENT Made the day of , 20 , by THE CITY OF MIAMI, a
municipality of the State of Florida, grantor, to the STATE OF FLORIDA DEPARTMENT OF TRANSPORTATION,
its successors and assigns, grantee.
WITNESSETH: That the grantor for and in consideration of the sum of One Dollar and other valuable
considerations paid, the receipt and sufficiency of which is hereby acknowledged, hereby grants unto the grantee, its
successors and assigns, a perpetual easement for the purpose of constructing and maintaining a bridge, in, over, under,
upon and through the following described land in Miami -Dade County, Florida, viz:
PARCEL 822 F. P. No. 2516881
An aerial easement within that airspace vertically enclosed; the Bottom Plane of which having an Elevation of 23.78 feet,
according to the North American Vertical Datum of 1988 (NAVD88) as established by the United States National
Geodetic Survey, and the Top Plane extending to infinity.
The easement is lying above that portion of Tract 9 of"TOWNPARK SUBDIVISION 4 U.R. PROJECT FLA. R-10",
according to the plat thereof, lying in the NWl/a of Section 36, Township 53 South, Range 41 East, as recorded in Plat
Book 87 at Page 52 of the Public Records of Miami -Dade County, Florida; the Bottom Plane of the easement being more
particularly described as follows:
BEGINNING at the Southeast corner of said Tract 9; thence run N64°05'20"W, along the south line of said Tract 9,
coincident with the existing Limited Access Right of way Line as per for F.D.O.T. Right of Way Map Section 87270-
2475, for a distance of 341.20 feet; thence run N75°55'01 "W, along said existing limited access line and south line of
Tract 9, for a distance of 98.88 feet to the point of intersection with the beginning of a Proposed Limited Access right
of way line in this parcel, said point being a point of cusp on a circular curve concave to the southwest; thence run
southeasterly along said circular curve and Proposed Limited Access right of way line, having a radius of 2806.54 feet,
with a central angle of 4°36'37" subtending a 225.77 foot chord which bears S76°39'22"E, for an arc distance of225.83
feet to a point of intersection with a line adjoining southwesterly of the southwesterly wall of an existing building in this
property; thence run S65°35'22"E, along said adjoining line and Proposed Limited Access right of way line in this
parcel, for a distance of 39.76 feet, to a point of intersection with a line adjoining southerly of the southerly wall of said
building; thence run N86°55'25"E, along said adjoining line and Proposed Limited Access right of way line in this
parcel, for a distance of 17.15 feet to a point on a circular curve concave to the southwest; thence run southeasterly along
said circular curve and Proposed Limited Access right of way line in this parcel, having a radius of 2806.54 feet, with a
central angle of 2°42'31 "subtending a 132.66 foot chord which bears S71 °51'46"E, for an arc distance of 132.67 feet to

the to the point of intersection with the easterly line of said Tract 9 and westerly right of way line of NW 3 Avenue also
being part of the Proposed Limited Access right of way line in this parcel; thence run S03° 19'30"E, along the East line
of Tract 9 and west right of way line of NW 3 Avenue, also being the last section of said Proposed Limited Access right
of way line in this parcel, for a distance of 64.35 feet to the POINT OF BEGINNING.
Containing an area of 11,101 square feet, more or less.
