Thank you for your time and for giving us the opportunity to quote you on your A/C system. By visually inspecting the existing conditions, we have been able to come up with the following list of comments and recommendations together with our price for your review. 1. You currently have an existing 20 ton split A/C system at this location. This system is approximately (23 years old) and in very bad physical condition. The coils and the unit housing ore corroded and coming apart. This unit is damaged beyond repair. We recommend replacement of the system.(both inside and out) 2. The A/C closet (mechanical room) is being used as a storage area. This does not comply with code requirements. 3. There is no duct mounted smoke detector on the existing A/C system. A duct mounted smoke detector is required by code on all units exceeding 5 tons of air volume. (One should be installed). 4. The existing system is using an open return air plenum type of set-up. In the open plenum you can't have any type of combustible material exposed to the air stream. There seems to be wires, wood framing, P.V.0 etc... Which are all combustible materials exposed to the air stream? (This should be corrected), 5. There are wall openings being used for return which aren't properly sealed thereby allowing the unit to draw air from inside the walls etc... (This should be corrected). 6. Some of the ductwork above ceiling and in the soffit areas seems to be in bad condition (tapes coming loose, leaking air etc...) (This should be repaired). 7. The A/C closet can't have any combustible materials. For example: No P.V.0 pipes, no wood doors etc... ( This should be corrected) In our opinion, these are some of the most obvious things that would have to be corrected in order to comply with the minimum code requirements if you were to try to pull a permit. Furthermore, the city may require a heat Toad calculation prior to issuing a permit. Laura, the intent of this report is not to scare you but, rather to provide you with what we feel are important information that may affect the safety and performance of you're. A/C system. Should you decide to contract with someone eke, please make sure you discuss these issues with them so that you are covered or at least aware of what you're getting into. It is our duty as professionals to inform you of any discrepancies we find. Nevertheless, we also know that everyone has their monetary limits and must stay within their budgetary requirements. For this reason (so that you could compare apples to apples) we are just quoting you on the straight replacement of the unit. Once again, thanks for the opportunity to quote you. Our scope of work: remove and replace the existing AIC system with a new Rheem 20 ton split A/C system. We will reconnect the new system to the existing ductwork, refrigerant lines, drain and electrical conduit. Startup, Materials, Labor and warranty are all included in our price. Bid price: $18,850.00 (1)Year warranty on all parts and labor. (5) Year warranty on compressor part only by manufacturer. Exclusions: Permit, any and all items not listed in our scope of work.
