As you are aware, the Hotel served as a lodging establishment for several notable African American artists and visitors during the height of segregation back in the 1950's and 1960's. Unfortunately, the property is vacant and its current conditions do not comport with the applicable building code. By renovating the hotel and converting its current use from a nonconforming rooming house to a "Bed and Breakfast" lodge, we would be able to bring back the essence that was once realized and enjoyed during the hay day of Overtown's success. Additionally, the operation of the building would all enhance the tax base and ultimately contribute to the revitalization of Redevelopment Area. For your convenience, attached please find a proposal for the scope of work anticipated in the renovation of the Hotel. Your consideration of this request for funds is respectfully requested. Mechanical ❑ Installation of ductless a/c units in each guest room and reception area/office. Sitework ❑ Install new awning cover between both buildings. (i.e. — 1947 Dunns Hotel and 1938 Jo- sephine) ❑ Concrete repair in walkway area ❑ Install new decorative concrete on walkways, and balcony areas ❑ Install new metal railing on exterior stair. Plans Preparation and Permitting ❑ Prepare architectural and engineering plans as required for renovation ❑ Prepare permit application packages and process permits through City of Miami Building De- partment ❑ No other architectural or permitting services are included in this proposal Exclusions ❑ Unforeseen Electrical upgrades ❑ Water & Sewer upgrades outside property line ❑ Landscaping or Irrigation ❑ Asphalt work ❑ Security or police services ❑ Restaurant Equipment (other than what's required for permitting) ❑ No other construction services not specified herein Notes: ❑ Interior rehab reconfiguration is based on attached floor plan sketch. ❑ Match existing textures and colors as close as possible. ❑ This proposal is based upon the observation of conditions. Conditions which could not be known by a reasonable inspection, such as termite damage, hidden water damage, hidden and unknown existing code violations, or other concealed conditions, may require extra labor and materials. The scope of work will include the demolition of interior walls of rooms, plumbing, fixtures, damaged tiles, exterior perimeter fence and gates pursuant to the concept plan. We shall also reconfigure the interior rooms pursuant to the preliminary floor plan. All fixtures, plumbing and A/C will be included. Existing stairs shall be repaired to meet current code. Exterior improvements shall include the replacement of rails, addition of canopy's and repiace of doors as needed. The damage parts of the roof shall be patched as required. A new gate shall be installed; concrete walkway between the buildings shall be repaired with decorative concrete. All work shall be done in accordance to concept plan and local codes as applicable. Work does not include any unforeseen conditions. We reserve the right to claim for any unforeseen conditions. We look forwap to starting this work as soon as we get your approval.
