After a tour of the building, I am convinced that it can be used in some capacity as a media facility to support any number of Film, TV, Sound and or Post Production opportunities. As I pointed out during my tour with you and Commissioner Sarnoff, changes will need to be made to convert it into a proper filming studio for certain types of films or TV shows. For example; to use the facility as a site to build. light and film large sets, the ceiling height might not be adequate. However, to shoot commercials or stills or smaller TV shows, the ceiling height may be just enough. I mentioned that the some of the supporting posts erected every few feet would have to be removed to build large sets. If the building cannot support the removal of these posts, or if the cost to do so becomes prohibitive, the facility's use can be geared towards other layers of our industry, such as post production, animation, etc. With all of the office space available, the facility could be rented out as production offices, set construction space or rehearsal halls. Parts of the building could be rented out to industry vendors and suppliers such as grip and lighting equipment, camera or props. It would be wonderful to have the perfect space that would have 40 foot ceilings, soundproofing and acres of parking in addition to offices. That building does not exist in this area yet...hopefully someday it will. However, with careful planning and funding the Skills Center space can be converted into a media facility that will attract any or all of the supporting industry opportunities I mention above. In conclusion, I think that the building could be converted into a useful facility to support many needs of the film and TV industry in South Florida. This facility is already serving as a catalyst for the production Industry in Miami, and will continue to reap rewards for Miami's economy long into the future. We are very excited that "Rock of Ages" was able to be the first tenant of this facility. Even in its unimproved state, the facility has already proven to be a tremendous asset in housing our scenery shop, wardrobe, props and transportation department. Adjacent parking provided by the Miami Parking Authority and the private sector has readily accommodated our 300+ crew members and the 600 extras we have employed in this production. Our use of the neighboring Ice Palace Studios for interior sets and Miami Avenue as our "Sunset Strip", when combined with the Skills Center, have created a de facto motion picture back lot. The convenient and close access to the Interstate Highway, Downtown Miami, Wynwood, and Miami Beach make this a perfect hub of operations for any film. We are certain that this is a wise investment and encourage the full support of the City of Miami Commission and Administration to continue with this extraordinary example of civic vision. Raising the ceiling height will add to the versatility and utility of the Skills Center in accommodating a wide range of film and video production needs. Enhancing this facility adds a local incentive that, in tandem with the State Tax Incentive Program, will ensure Miami continues its position as a leader in hosting the Television, Film and Print Industry from all over the United States and the world. If they were already built we would be utilizing both stages and all the office space right now. The ability to have stages, offices and vendors all in the same location is a producers dream. What a great time to move ahead with this project. The entertainment business is back in Florida. Having this facility will be a real asset in enticing more production to South Florida year round. Nice job on the business plan. It is a concise well executed plan with lots of pertinent detail and, in my opinion, excellent income projections.
