The additional analysis would be about $500.00 extra. Do you want them to analyze the extra samples or assume that all non -friable material (e.g., floor tiles and roof) contains asbestos and all materials not sampled contain lead? Let me know. Based on your supplemental information provided below, I would not necessarily recommend a Phase II. However, given the long term commercial usage of the facility (and we have not completed the directory searches yet) with multiple tenants and uses of the property dating back to 1929, a phase II would be prudent. The city directory searches can not solely be relied upon, although they provide an idea of the kinds of tenants which have been at the facility over time. If you solely assure me that the usage of hazardous materials, fuels, or other similar materials have not been used at the site dating back to 1929 (when the first facility was constructed), then a Phase II would not be recommended. We would install two wells at the site and screen the soil for volatile constituents (fuels or drycleaner fluids). The cost for the Phase II in i round numbers would be about $6,000.00. In our initial response we were only trying to let you know that a Phase 11 was likely in our recommendation based on what we have seen so far. Due to some issues with past property uses as a cleaner and printing shop, it is going to be our recommendation that a Phase 11 environmental assessment be conducted. We understand that this may impact your current timeline in regard to this property, so we wanted to give you advance notice. Please let us know if you want us to proceed as per the established purchase order and prepare and submit the complete Phase! Environmental Site Assessment, or if you want us to go ahead and prepare a change order and proceed directly with the Phase II Environmental Site Assessment and incorporate the Phase 1 into the Phase 11 without preparing a separate report.
