Three (3) Traction Passenger Elevators
As requested, GENERAL ELEVATOR SALES & SERViGe, Ihlc. (G.E.6,S., inc.)
proposes the following elevator modernisation for the above referenced elevator.
TRACTION ELEVATOR CONTROLLER SPECIFICATIONS
GENERAL: This sectlan covers the fab tion, furnishing and Installation of related
items covered by specifications hereinafter for the elevators and complies with the ADA
Law and AWE A17.1 Cede.
General Elevator Sales and Service, Inc. proposes all necessary engineering, labor,
material and supervalon to Install new "PM" micro computer contTol modernisation
system replacing the existing relay logic centre!! including the installation of new landing
package.

and eliminating any divided responsibEty. This includes installation of new wiling - travel

EMERGENCY CAR LIGHTING: Backup emergency ptme r, by a 12-volt sealed

provide current to the alarm bell in the event of a normal power failure.

"MOVER" door operator package complete with heavy duty motorized door opera, car

DEFLECTOR SHEAVE and CABLE GUARDS: Install deflector sheaves appropriete for
elevator #1 and #a install the cable guards for the protection and wifely of the caber in
the machine room.
GOVERNOR: Furnish end IMO a near centnfiigei wed governor. which will
disconnect peter to the elevator drive motor end apply power to the brake in the event
of an overspeeding elevator.
TRACTION STEEL UFTfNQ ROPES: Furnish and Install new #racoon steel lifting ropes
fnr the new machines. The treet►an del lifting ramie wilt heve a hemp core and proper
lay.
GOVERNOR ROPE: Furnish and Install a new governor rape. The gavemor rope turns
on the governor and Is used to actuate the safeties on the alevebxwhen Ilia gOvernor is
set.
OIL BUFFERS: Retain the Mktg buffers, The buffers will be drained, flushed and
refilled with prayer oil. Cleaned and painted.
COUNTERWEIGHTS; Furnish and install new countervielghts to property balance the
elevator. This balance will allow the new AC Drive to function properly without any
movement fads.
CABS: As outlined In the bid specifications. A new cab for elevator #1 to match the
elevator cab . N w elevator cab far car #3.
ENTRANCES: As outlined to the bid specifications. new entrances and doors for the
elevator #3 hoistway.

not completed at time of first inspection; customer will be entirely responsible for coat of
re-inspection(a) once work is completed.
NOTE: G.E.S.S.. Inc_ will not be responsible for the wall finish at the lobbies of all five (5).

maintenance contract currently in effect between the parties ea related to this
equipment, and any such contract shall be unaffected by this proposal_
GENERAL CONDITIONS: All work is to be performed during regular wcrtdrtg hours
(8:00 AM to 4:30 PM) of regular working days of the elevator try. Purchaser shall pay,
in addition to the price staid. army taxes or fees imposed on ar after the data this
proposal was submitted.
Neoessary electric power for lights, touts, etc during the subject work will be provided by
others. Purchaser agrees to provide a safe workplace for our personnel, and to remove

Purchaser agrees to provide General Elevator Sales & Service Inc.. unrestricted access
to all areas of the building in which any part of the elevetara ea) load end to keep
machine rooms and pit arms free from water, stored materiels, and excessive debris
and to Indemnify and hold us hornless from any damage to any or all of our materiel or
work on the premises caused by fire, theft or otherwise tirades such damage be
occasioned by kis or those in our employment,
General Elevator Sales & Service ir►c., shall not be tlabt for any less, damage or
detention or delay case by accidents. strikes, lockouts, materiel short, or by any
other cause which is beyond its control, or in any erg, for any incidental or
consequential stages or any kind regardless of cause,
PAYMENTS: Payments are to be made in full upon completion unless otherwise agreed,
We reserve the right to d ntinuo our work at any time until payments shall hive bean
made as agreed and we have assurance said fartory to us that the subsequent
payments wilt be made as they fall due.
It is agreed that we retain titre to and possession of ell machinery. Implements,
apparatus and property of every kind provided by us under this proposal until enal case
payment has been made. G.E.S.S. Inc., reserves the right to remove any part or the
whole of whatever has been installed by us while there Is default of payment of any
Installment hereunder.

ELEVATOR PUNCH LIST

Elevator #3
Remove the existing elevator entrances as discussed after the meeting on September 25, 2006.
G.E.S.S., Inc. will need as much of a clear opening as possible.
Cover or remove the pipe that is located in the back left potion of the existing elevator shaft. Remove all
foreign wires.
Build a set of steps from the roof to the # 3 machine room access.
MACHINE ROOM
1. Install a disconnecting means per N.E.C. 620-51, pipe, pull and wire to the elevator controller.
RK-5 fuses, sized with rejection clips (N.E.C. 240-60b) or a circuit breaker current
limiter, sized per N.E.C. code requirements.
2. Install a dedicated 120-Volt, 20 amp branch circuit per N.E.C. 620-22 with a
disconnecting means, (must be lockable in the open position) pulled and wired to
elevator controller.
3. Clearances must be maintained to live electrical parts outlined in N.E.C. 110.16.
4. Install finished lighting (10 candle power at the floor). Lighting to be properly protected
or guarded to prevent glass from failing in case of lamp breakage. Light switch shall be
located at strike jamb of door. A17-101.5a code.
5. Install "B" labeled 1 1/2 hour rated, self -closing, self-locking door per A17-101.3d. A
threshold shall be provided.
6. Install screening over the front of the fire dampers and/or vents and louvers. (Machine
room must be vented per A17-101.5b).
7. Trim out all electrical fixtures, switch and receptacle. Receptacle required per A17-
101.5c and must be G.F.C.I. protected per N.E.C. 620-85.
8. Class "ABC" fire extinguisher shall be provided, and shall be in a location convenient to
the access door per A17-1206.1 h.
S. Break off nails, snap ties and plywood from walls and patch all holes and penetrations
per A17-101.1

10. Pipe, pull and wire telephone line to the elevator controller. (One dedicated line per
elevator).
11. Pipe and pull wires from N.O. and N.C. dry contact s from smoke detectors to elevator
controller where applicable per A17-211.3b. (Systems may vary depending on job
requirements). The detectors shall be connected to the two elevator control circuits per
N.F.P.A. 72 3-8.15.4. If elevator landing is located in a breezeway a fire alarm initiating
device is required.
12. Complete the sprinkler system into the machine room and hoistway per 4A-47 State Fire
Marshall's Code, along with the heat and smoke detectors. Sprinkler heads to be
properly guarded, and must conform to A17-102.2. Smoke and heat detector to comply
with A17-211.3b.
13. Machine rooms shall have a minimum of seven feet (7') clear headroom. A17-101.4.
14. Pipe and pull emergency power transfer switch contact wires to master or group
controller where applicable. (2 sets N.O. dry contacts, E.P. and N.P. with a 20-second
time delay).
15. A permanent, safe and convenient means of access to elevator machine rooms and
overhead machinery spaces shall be provided per A17-101.3b (this includes lighted
access). Permanent non-combustible stairs shall have a minimum angle of 60 degrees
from the horizontal.
16. Install a metal floor to replace the wood flooring in the elevator machine room of the
duplex elevators. The existing wood floor is attached to the machine room I beams and
is pieced around the Lifting machines and governors.
HOISTWAY & PIT
1. Install pit lights, receptacle and light switch as coordinated with General Elevator Sales
and Service, Inc. Pit lights are to be moisture -proof type fixture per N.E.C. 410-4.
Lighting shall provide an illumination of not less than five (5) foot-candles (54 Lux) at the
pit floor. Receptacle must be G.F.C.I.-protected per N.E.C. 620-85.
2. Install a telephone in the cab, or a means of two-way communication. A17-211.1.2.
3. Break off all nails, snap ties and plywood from walls, and patch ail holes and
penetrations per A17-100.1.
4. Grout the sills between the sills and the floor slab.
5. Hoistways of elevators serving more than three (3) stories shall be provided with means
for venting smoke and hot gasses to the outer air in case of fire. Chapter 61c-5.009.
6. Projections, recesses and setbacks in the hoistway two inches (2") or more shall have a

75-degree bevel or angle to it. A17-100.6.
7. Only such electrical wiring, raceways and cables used directly in connection with the
elevator may be installed in the elevator hoistway. A17-102.1 &102.2.

GENERAL
1. Have all elevator lobbies finished, including walls, flooring, lighting and smoke detectors.
2. Elevators powered by and emergency power generator shall have the generator

Related Work By Others:
1) Machine room HVAC as required, to maintain temperature and humidity to between 55° F and
90° F with relative humidity of not more than 85% non -condensing. The elevator contractor shall
provide actual calculations for total anlicipated heat Toads generated by all elevator machine
room equipment
a) Elevator #3 machine room to include installation of an air conditioning system to include an
electrical fused disconnect Air conditioner shall not drain or cause condensation into
machine room or directly vent to elevator control system.
2) Electrical requirements for hoistway and machine room HVAC, lighting, GFIC receptacles and
including disconnects, as required by NFPA 70 National Electrical Code 2002 and ASME A17.1 b-
1998 Safety Code for Elevators and Escalators. All Electrical work must be coordinated and
scheduled with, at least 5 days notice, with the building owner. Elevators shall be removed from
service while electrical trades are worldng in same or adjacent hoistways or machine rooms.
a) Electrical service to main disconnect in elevator machine room; electrical power for elevator
installation and testing; electrical service for machine room; machine room and pit
receptacles with ground -fault current protection; Iigh ing in machine room and pit; wiring for
telephone service to machine room.
b) tltifize newly installed disconnects for elevator main fire power. Disconnect to be verified as
appropriately size and type for power requirements of new elevator equipment.
c) Provide new electric wiring from disconnect switches to the terminals of the new elevator
controllers in their new locations, inclusive of a normal 120 VAC, 15 AMP supply at each
controller.
d) All electrical systems shall include proper grounding and bonding as required by NEC-2002.
e) Provide proper disconnect switches to air conditioner installed in each machine room.
Machine room to include proper thermostat for any remote installed system.
f) Provide new GEC receptaccles in machine rooms and hoistways as required by NFPA 70
NEC 2002. Provide a single receptacle non-GFIC for each sump in each elevator hoistway.
Provide and install new pit fighting and machine room fighting as per NEC-2002.
g) Pit receptacles, with GECI protection installed, shall be replaced and raised to a point not Tess
than 48 in. above the pit floor or may be installed in NEMA 4 devices. Care must be taken
not to place equipment in tine with elevator equipment.
h) Provide and install new disconnect switch in each machine room for each elevator cab
lighting system as per NEC-2002.
i) Pit lighting switches and emergency stop switches shall be instated approximately 18" above
first floor landing adjacent to opening and operable at both sides of each pit access door due
to unique placement of pit ladder requirements.
j) All lighting fixtures in machine rooms, elevator cars and on top of car to be suitably guarded
In accordance with ASME A17.1 b-1998 clearance requirements and NFPA 70 NEC 2002
requirements for guarding.
k) All disconnects shall be labeled according to NFPA 70 NEC 2002 including source of power,
City of Miami Serial Numbers, Elevator Number and all required warning signs.
I) Lighting shall be installed at elevator Number 3 roof access stair and roof top door access
areas.
m) Elevator 1, 2 and 3 inside secondary space between top of hoistway and upper machine
location, adjacent to each access door inside shall include a light switch and a duplex electric
receptacle. Minimum of 2 protected light fixtures is required in each secondary space.
n) Auxiliary disconnect switch shall be installed at upper secondary level of Elevator 3 within
reach of secondary access door.
o) Atudliary fight switch shall be installed at secondary door Elevator 3 to machine space.
p) install shunt trip bn3akers outside of machine rooms for feeder to each mainline disconnect
for removal of power by NFPA 70 NEC 2002 and NFPA 72 2002 due to installation of
sprinlders in machine rooms or hoistways. Shunt trip shall be activated by heat detectors
installed by others.
3) Patching of all openings as required by elevator installation work and existing hoistway fie
resistant enclosure deficiencies shall be completed with fire rating of hoistway or machine room
equal or greater than 2 hours in accordance with Florida Building Code.
a) Covering of all pipes not related to elevator installation inside hoistway shall be covered with
a 2 hour rated material inducting all windows and openings for air conditioning or machine
room ventilation.
b) Air conditioning ventllation or ducts must be in co pliance with Florida Building Code 2004
including fine dampers.
c) Hoistways are to include x 3'-0" vents located as per Florida Statute 399 and Florida
Building Code 2004 in waifs.

recall devices to the elevator controllers. if required, provide connection from new or existing
fire recall devices to the elevator controllers in machine room. For each elevator within the
building, a minimum of three separate elevator control circuits shall be terminated at the
designated elevator controller within each elevator machine room in accordance with NFPA 72-
2002, section 6.15.3.10. Operation of the elevators shall be in accordance with Section 2.27 of
ANSVASME A17.1b-1998, Safety Code for Elevators and Escalators. The smoke detectors or
other automatic fire detection as permitted by NFPA 72-2002, section 6.15.3.7 shall actuate the
elevator control circuits as detailed in NFPA 72-2002, section 6.15.3.10.
a) Fire alarm contractor shall demonstrate at lime of elevator inspection, compliance and
testing of ail alarm initiating devices as required by ASME A17.1 b-1998, ASME A17.2-2001
and NFPA 72 National Fire Alarm Code 2002.Install heat detectors within 21' of sprinklers
installed in machine rooms or hoistways including wiring and conduit to shunt trip breaker
as Installed by electrical contractor.
b) Installation of alarm system and devices shall conform to above detail.
5) Sprinklers: Any required sprinkler work must be coordinated with elevator contractor to insure
non-interference withany elevator equipment Sprinklers partially installed in machine rooms
to be completed installation compliant with NFPA 13, NFPA 72 and Florida Building Code
2004.
i) If sprinkler head(s) are located in the machine room, it will be required to install a heat
detector within 24' of each sprinkler in order to automatically disconnect the main line
power supply to the affected elevator(s) upon or prior to the application of water, in
accordance with ASME A17.1 b-1998 and NFPA 72 National Fire Alarm Code 2002.
6) Telephone Lines: Verify that dedicated telephone lines exist for each elevator.
a) If no dedicated phone lines exist for the elevators, provide dedicated telephone lines and
wiring to elevator controllers for telephone system including all wiring in machine room to be
installed inside conduit as per NFPA 70 NEC 2002..
b) if dedicated phone lines exist for the elevators, provide wiring, for telephone system, to new
elevator controllers. All wiring in machine room to be installed Inside conduit as per NFPA
70 NEC 2002.
7) Emergency generator configuration, installation, wiring including conduit to elevator controller,
repair, transfer switches, connections or testing with or standby or emergency power systems
shall be coordinated and completed by emergency generator service contractor. Emergency
generator personnel shall demonstrate system and tests at completion of each elevator for
inspection as required by ASME A17.1 and NEC-1999.
8) Building general construction conditions, cleaning and painting of miscellaneous surfaces: The
elevator contractor shall not be responsible for all work as detailed in this section. All
construction, cleaning and painting other than equipment directly super by the elevator
contractor shaft be performed by Work by Others.
a) Completion of machine room secondary level including fire rated deddng in each machine

c) Completion of repairs of wall openings at Elevator 3 to include block to fill vow with a 2 hour
fire rating.
d) Installation of a wall unit air conditioner as required Elevator 3 machine room.
e) Proper installation of 1 3 hour "B-Laber doors Elevator 3 machine room to include self
dosing and self taking requirements.
I) Protection of stairway opening and landing as may be required by City of Miami Build
Inspector at Elevator 3 access stair. Guard rail shall be installed not less than 1 ill" diameter
at 42" high from unpmteded landing area. Guard rail shall include an intermediate rail and a
toe board flush with floor to protect objects rolling off to areas below.

h) Protection of all non -elevator related pipes, windows, openings in machine moms and
hoistways to indude a 2 hour fire rating. All foreign pipes not In use shall be removed from

70 degrees with sheet metal not less than 16 gauge.

k) Air conditioning vent and window In duplex machine room shall include a 2 hour fire rated
enclosure.
I) Each hoistway for are to income 11-0" x 3'-0' vents (total 3 vents) located as per Florida
Statute 399 and Florida Building Code 2004 in walls. Vent is to be manufactured of stainless
steel minimum 16 gauge including all stainless steel fasteners. Vent is to include both an
Insect and bird screen.
m) Repair of block including installation of access door to secondary machine room levels in
each machine room. Access door shall include safety cirri uit switch as required by ASME
A17.1b-f998 and NEC-2002_
n) Cutting and removal of wall materials for each door opening at Elevator 3 as required by the
elevator contractor. After installation of new door frames, contractor Is to make all repairs to
walls and openings to insure a 2 hour lire rated enclosure as per Florida Building Code 2004.
All work is to be coordinated with the elevator contractor. Protection of elevator equipment
from masonry debris and materials is the responsibility ty of the masonry trade contractor.
o) Machine room warning signs "Danger Authorized Personnel Only' shall be provided on each
machine room door.
p) Clean and paint machine room finished waits and floors.
i)Ali cleaning or painting work that produces any vapors or fumes shall be performed during
normal business work hours. Work of this nature must be scheduled and coordinated
three (3) days prior to execution of wont
(1) The procedures proposed for the accomplishment of the work shall provide for safe
conduct of the world, careful removal and disposition of materials specified to be
salvaged, protection of property, which is to remain undisturbed, and coordination with
other work in progress. The work plan shall include a Safety and Health plan
describkig procedures for handling monitoring, and disposition of Vole Organic
Compounds "VOCs° and other hazardous and toxic materials. The procedures shall
include a detailed description of the methods and equipment to be used for each
operation, and the sequence of operations.
(2) All paint products and application method must be pre -approved prior to application
by owner or owner's agent. Paint products and application methods are to be equal
or better than existing product applicable with matching color as approved by owner.
(3) All products of paint, thinners or cleaning agents must be pie -approved prior to use
for VOC's or any additional health concerns.
(4) interior work zones having a volume of 1,000 cubic feet or less shall be ventilated at a
minimum of 2 air exchanges per hour. Ventilation in larger work zones shall be
maintained by means of mechanical exhaust, Solvent vapors shall be exhausted
outdoors, away from air intakes, building occupants and workers. Building air
conditioning return air inlets in the work zcgne shall be temporarily sealed before start
of work until the prepared surfaces have dried and are free of odor. Operators and
personnel in the vicinity of paint removal processes involving chemicals or mechanical
action (sanding or blastbig) shall wear respirators.
9) All above work and materials to be performed to meet compliance with Florida Building Code
2004, ASME A17.1 b-1998 Safety Code for Elevators and Escalators, NFPA 70 National
Electrical Code 2002, NFPA 13 National Sprinlder Code and NFPA 72 Fire Alarm Code 2002 or
as determined by the authority having jurisdiction.
