Lease rates, landprices pumpAirport West commercial market

Commercial activity. in Air-
port West is red-hot, brokers
say, with rates and land prices
reaching new heights.
With more than 67 million
rentable square feet, Airport
--"West is the largest industrial
sector in the county, and it's
picking up steam, said George'
Pino, a broker with the Codina
Group who has been in Airport
West for 11 years.
"Land prices and rental rates
in Class A business parks are
poised to test new levels. That's
something we haven't seen for
many, many years," he said.
"In the projects I handle, which
comprise several million square
feet, we have raised lease rates
about 50 cents in the past six
months, and I think they will
continue to climb as the year
moves on."
Thomas Kresse, a senior as-
sociate at Trammell Crow who
handles leasing at Miami Inter-
national Commerce Center, said
space there is now quoted at
$7.50, a dollar higher than a
year ago.
"We continue to see a push

notably Beacon Lakes, a joint
venture with Codina and AMB
that will open about 400,000
square feet of Class A ware-
house distribution space by the
end of this year — but the high
cost of land and construction
will prohibit the development of
more leasable space.
"The very high increase in
construction costs and land
sales puts the cost of building a
small warehouse building at a
little over $100 a square foot,"
Mr. Juncadella said. "It would
have to sell. at a much higher
price to make sense. That means
that no more speculative devel-
opment is possible."
Vacant land in the path of
development, Mr. Pino said, "is
-gold right now. 1 have a client
who bought land in the area
three months ago, and its value
has gone up $9 a square foot in
three months."
- As a result, the industrial
condo market, which can com-
mand higher prices, is flourish-
ing. Mr. Pino said Codina and
AMB will complete 52,000
square feet of condo space at
Village at Beacon Lakes in the
third or fourth quarter, all of it
under reservation before con-
struction starts. He said a sec-
ond phase will go on the market

Big increase in Miami airport traffic

2.8% increase in passengers last
year, well above what airport
officials had predicted for the
year.
About 31 million passengers
traveled through the airport in
2005, with increases of 3.6% in
domestic travel and 1.8% inter-
national, said Chris Mangos,
manager of marketing, Miami -
Dade Aviation Department.
"We were pleasantly surprised
with 2005," he said. "We (pre-
dicted) a 1.8% increase in 2005
— the fact that we went over
leaves us all very happy. It's
been a bumpy road since 9/1 1."
Aviation officials, Mr. Man-
gos said, see this year's in-
crease as a turning point for the
airport, where passenger count's
have not surpassed pre-9/11 lev-
els. In 2000, 33.6 million people
traveled through the airport. In
2004, the count dipped to 29.5
million.
Mr. Mangos attributed last.
year'.s increases in large part to
strategic.. business: moves, by
American Airlines.
"What American did.wastake
a losing situation," he said, "and
turn it around to their benefit
and to our benefit." •
While restructuring its routes
and fees, Mr. Mangos said, the
airline carried 1.7 million more
passengers in'200'5 than in 2004.
It boosted boardings 2.5%, he
said, while cutting capacity 5%.
"For American, it -worked out
fantastically well."
The increase in airport pas-
sengers, Mr. Mangos said, is
especially remarkable consid-
ering four of the six major car-
riers serving the airport — Delta
Airlines, US' Airways, North-
west and United Airlines —are in
bankruptcy.
US Airways increased pas-
senger counts at MIA 5% in
2005, he said. "US Airways is
always looking at its system,
overall routes. They made ad-
justments and beefed up ser-
vice..in their good markets."'US
Airways; he said, is expected to

point."
Airport, officials, Mr. Man-,
gos said, are "cautiously opti-
mistic" for the coming year and
expect a 1.8% to 2% increase in
passengers.
