Such property is currently owned by Miami -Dade County, Florida and is leased to a private developer. This project will be owned by or leased to a private developer. • Town Park - The Town Park project will be a rehabilitation of three existing housing communities, Town Park Village (consisting of the rehabilitation of an 18 building 147 unit affordable cooperative housing project built in 1970), Town Park Plaza South (consisting of the rehabilitation of a 17 building, 116 unit affordable cooperative housing project built in 1971) and Town Park Plaza North (consisting of the rehabilitation of a 20 building, 168 unit affordable condominium housing project built in 1973). These projects are owned by private individuals. If the Agency approves the issuance of the Series 2014A Bonds, the Series 2014A Bonds will be repaid from certain "increment revenues" as such term is defined in Section .163.340(22), Florida Statutes, as amended. The Series 2014A Bonds will mature no later than March 31, 2030. In accordance with Sections 163.358(3) and 163.385, Florida Statutes, the Board of County Commissioners of Miami -Dade County, Florida and of the City Commission of the City of Miami, Florida have approved the issuance of the Series 2014A Bonds. Considering and acting upon such other business as may properly come before the Agency at said meeting. Interested parties or affected taxpayers or property owners are invited to attend said hearing and meeting and either personally or through their representatives, to present oral or written comments and discussion concerning the adoption of the resolution and the nature and location of the Projects. Written comments may be submitted to, and a copy of the proposed resolution is available for inspection by the public at the Agency's office at 819 Northwest 2nd Avenue, Miami, Florida 33136. The Miami Parking Authority's mixed - use parking garage at 40 NW Third St. opened in 2010 and has upper and lower office space and some retail square footage on the ground floor. The largest office use is that of the parking agency itself, which takes up about 10,000 square feet on the top floor. A law firm also has a portion of the llth floor, adjacent to the authority offices. Earlier this year the authority announced new tenants for the office and retail space, resulting in more than 85% of the leasable floor space spoken for. At its latest meeting July 9, the city's Off -Street Parking Board authorized addi- tional money for work on the second and third floors, work that will clear the way for major new tenants. In February the board awarded MAC Construction a contract for the common area build -out and improvements to the second floor, for $221,375. Rolando G. Tapanes, the authority's director of Planning & Development, told the board that two additional items would be needed to complete the work: installa- tion of security cameras and core drilling to the third floor to accommodate construc- tion of restrooms on the third floor. The added cost to cover those items is $7,803.57. The second floor build -out is 90% com- plete, and staff feels confident that no added change orders will be required to close out the project, said Mr. Tapanes. Board member Arthur Hertz was happy to hear that but said, "It sounds like a fairy tale when you say there'll be no other change orders." The board approved spending the addi- tional money, bringing the total contract to $229,178.57. Earlier this year the agency announced leases with the Miami Foundation, Burger King and a law firm. Sinclair, Louis, Heath, Nussbaum & Zavertnik P.A. signed a 10-year lease for 3,179 square feet on the second floor of Courthouse Center. The Miami Foundation signed a 10-year lease to occupy the entire third floor office space comprising 6,466 square feet. The foundation plans to be in its new home by year's end. In May the board approved a lease offer to a franchisee of Burger King Corp. in response to a letter of intent from the franchisee to lease about 1,547 square feet, a ground floor retail unit on Northwest Third Street.
