As a follow up to our most recent meeting I am sending you copies of our latest field
observation reports on the status of completion for both the electrical and structural
recertification work on the Miami Woman's Club Project. Your construction staff has also
been provided with copies of all of the structural field reports just to give them some idea of
how closely this project has been supervised by our structural engineer Douglas Wood, PE.
In general, I am pleased to say that this challenging project is coming along well and finally
nearing completion.
Since the attached field reports were written, the following additional items have been
completed:
Electrical
The Beauchamp Construction Company has pulled the secondary electrical service wiring.
Electrical inspection of the 3`d, 4h and 5th floors has been approved and inspections of the
ground and 2nd floors should be approved before the end of the week. New electrical light
poles are scheduled to be installed next week.
At this time, Beauchamp is waiting for FPL to give them temporary power so that they can
begin to test the building's life safety systems. However, the power transformers are set and
FPL has pulled the cable from the primary transformer to the secondary transformer. This
means that we should have temporary power before the end of the month. When that
happens, the new fire alarm system can then be inspected. See new electrical switchgear
photo attached.
Structural
Beauchamp has completed the carbon fiber wrap of existing beams and columns and is
proceeding to install fire rated soffits on these beams. They are scheduled to also complete
the steel deck diaphragm work at the roof by next Wednesday.
They continue to finish minor work on door hardware, windows, and other miscellaneous
corrections. All railings, roofing, painting, and stucco work are complete as the attached
photographs illustrate.
Our structural engineer is in the process of creating a final punch list of all remaining work.
Our electrical engineer will prepare his final punch list when FPL has provided the
temporary power for testing.
When the work has been completed and fully inspected we will be filing the requisite
recertification reports with the Building Department and will also copy the CRA.
Beauchamp's current target date for completion of the 40 year recertification is the end of
the month. However, I estimate that it will take them until year's end to tie up all of the loose
ends. This is highly dependent on the date that they receive FPL service.

FIELD REPORT

PROJECT: MIAMI WOMANS CLUB
M. T. Causley requested we attend a walk-through of the 3nd and 4th floors of the Miami Womans
Club to review progress of the electrical installation and identify any conditions that might
require addressing by the contractor prior to the final inspection.
The walk-through took place with Kim Watkins of M.T. Causley who pointed out certain items
which the electrical contractor will address. In general, the most important items that I can see
were the following:
1. Fire Alarm Riser needs to be enclosed in a 2-hour chase in order to comply with
NFPA72. We suggested the contractor place it in 2" of concrete as the easiest manner in
which to address this condition, but the final solution is his,
2. A thorough review of fire wall penetrations by the electrical contractor should take place
to ensure that proper fire stopping and appropriate Listed methods are used. Locations
were identified to the contractor.
3. The fire protection line installation should be closely coordinated with the proposed
HVAC duct layout shown on the full MEP/FP design documents originally submitted for
the project. With limited available head room and restrictions created by the need to
maintain architectural and historical features, it is important that a coordinated
installation of the fire protection lines be accomplished to avoid relocating these lines
during the tenant build out.
4. Electrically, the rough installation of the 3rd and 4`" floors is substantially advanced. The
electrical room main service distribution panelboard is in place and one additional
panelboard has been installed there. Electrical panelboard has also been installed in each
floor. Review should be completed by RHJA to future build -out of the tenant space to
avoid having to relocate or flip panelboards after their installation.
Contractor indicated that only one (1) side of the wall where the panelboard is located on
each floor will actually be finished under the "shell" project, Although it may be

possible to flip the panelboard in the future, it behooves everyo, le to coordinate the
positions now before additional branch circuits are installed.
5. Contractor indicated that FPL has just been contacted to provide primary service to the
new pad -mounted transformer that will supply the facility. Obviously, this will be a
critical item in having testing power available before the 40 year recertification can be
issued.
6. Contractor indicated that no spare electrical conduits are provided between the FPL pad -
mounted transformer and the main electrical room. Similarly, there is no spare conduit
between the main electrical room and the "future" chiller yard so this will create a
significant disturbance on the site and possible electrical interruptions in the future when
supplying power for chillers, HVAC equipment and any electrical service that might be
required for specialty loads such as theater and restaurant(s).
We strongly suggest you install the spare conduit shown on our plans as spare. This is
what is shown on plans:
a) Service I - 1,200A for the House load — 4 runs of 4-600kcmil in 4-3/z" C. from
electrical room to FPL.
b) Service 2 — Fire Pump — 20HP — 441/0 in 2" C. from fire pump room to FPL.
c) Future Service 3 — providing 4-3 1/2" EC. for future chiller and A/C equipment
from electrical room to FPL
d) Future Service 4 — providing 2-3 1/2" EC, for future Kitchen from electrical
room to FPL
e) Future Service 5 — providing 2-3" EC for future Theater from electrical room to
FPL
f) Providing 2-3 `/z" EC for future Chiller from electrical room to Chiller Yard
7. Contractor indicates that temporary lighting will be accomplished by the use of simple
(inexpensive) ceramic lamp holders. Please note that physical protection shall be
provided to avoid injury and/or electrical shocks after installation.
8. Please remember also that site lighting has been on hold because a photometric plan
using an alternate to specified luminaires has not been submitted for our review. This
matter is a few months old.
9. Contractor indicated that he did not intend to provide fire seals to presently installed
sanitary/roof drain risers. We suggest you discuss this with the Fire Official.

10. I informed the contractor that prior to certifying the building, all doors and openings
must be able to be closed. It is hoped that by then the fire alarm system will have been
fully installed and that humidity, dust and debris have not accumulated on detection
devices. Please ensure all smoke detectors are properly covered immediately after
installation.
M.T.Causley will be providing intermediate inspections between now and the time that the
building will be ready for recertification. I have asked Kim Watkins of M_T.Causley to keep me
abreast of any specific deficiencies or findings during his inspections.
Just to make sure we are all on the same page on the re -certification issue:
I will not recertify this building unless temporary power is made available to the building for
testing of egress illumination, area minimal illumination and fire alarm tests. Test power should
be available prior to final test, with sufficient advance to allow the fire alarm battery to fully
recharge; to allow emergency back-up lights battery to charge. Power should he available during
the recertification process in order for us to spot check voltages at random locations.
The contractor indicated that the building will be ready for recertification within two (2) weeks.
Our office will be ready to assist in whatever mariner we can to ensure that this is accomplished.

STRUCTURAL ENGINEERS
We have reviewed our inspection Togs and our structural drawings and have found that the following
items are still outstanding:
1) Concrete repair work is in progress at each level (including the roof level and the crawl space
below the first floor), particularly joist repairs. We are scheduled to go out within the next fF:'
days to observe more repair work.
2) The issue regarding repair mortar mixing and application on the fifth floor and roof level joists is
still outstanding, while we await further testing and investigation.
3) We are awaiting final installation of all the exterior windows and doors in order to complete our
inspection of these items.
4) The railings have not yet been installed. We understand that the cored holes for the posts and
the installation for the railings in general will be ready for our observation within the next few
days.
5) The steel deck diaphragm systems located on the underside of the northeast, soul'.-:!ast and
southwest corners of the roof level have not yet been installed. We understand that t: ese
systems will be installed by the end of this week.
The contractor has been advised to notify us as they continue to work on these items in order to allow
us to perform our inspections.
