S, Rge 41 E parcel ID, g01-4102-086-0010 (Maintained by County Appraiser) EASEMENT Thls Instrument Prepared By Name: John Liptak Go, Name: Triangle Surveying & Mapping Address: 8609 NW 66th Street Miami, FL 33166 The undersigned, in consideration of the payment of $1.00 and other good and valuable consideration, the adequacy and receipt of which is hereby acknowledged, grant and give to Florida Power & Light Company, its licensees, agents, successors, and assigns, an easement forever for the construction. operation and maintenance of overhead and underground electric utility facilities (including wins, poles, guys. cables, conduits and appurtenant equipment) to be installed from time to time; with the right to reconstruct, improve, add to, enlarge, change the voltage, as well as, the size of and remove such facilities or any of them within an easement 10 feet in width (the approximate location of which is shown in the sketch on Page 2 of this instrument) located within the following described property: Reeved for Circuit Court See attached Exhibit "A" for legal description and graphic depiction of easement (comprising of 3 sheets) Together with the right to permit any other person, firm or corporation to attach wires to any facilities hereunder and lay cable and conduit within the easement and to operate the same for communications purposes; the right of ingress and egress to said premises at all times; the right to clear the land and keep it cleared of all trees, undergrowth and other obstructions within the easement area; to trim and cut and keep trimmed and cut all dead, weak, leaning or dangerous trees or limbs outside of the easement area which might interfere with or fall upon the lines or systems of communications or power transmission or distribution; and further grants, to the fullest extent the undersigned has the power to grant, if at all, the rights hereinabove granted on the land heretofore described, over, along, under and across the roads, streets or highways adjoining or through said property. Easement, lying 5.00 feet on either and both sides of the following described centerline, lying over and across a portion of STADIUM PLAT, according to the plat thereof as recorded in Plat Book 168, Page 25, of the Public Records of Miami -Dade County, Florida. The centerline of said FP&L easement being more particularly described as follows: Commence at the intersection of the City of Miami Monument line at NW 7th Street and NW 14th Avenue as shown in the City of Miami Atlas Book Sheet 35A; thence S 01 °47'34" E along said Monument Line of NW 14th Avenue, for a distance of 116.39 feet to a point; thence S 88°12'26" W for a distance of 20.00 feet to a point on the West Right of Way line of NW 14th Avenue, said point also being the Point of Beginning of the following described parcel of land; thence S 88°12'26" W for a distance of 21.22 feet to a point; thence S 01°47'34" E for a distance of 15.42 feet to the Point of Termination. The easement right-of-way lines on each side of said centerline are to be extended or shortened as necessary to maintain a continuous easement along the routes described. Notes: This is not a Boundary Survey. The proposed location of the easement was provided by the client. Bearings shown hereon are based on an assumed system whereby the monument line of N.W. 14th Avenue bears S 01°47'34" E from the intersection of N.W. 14th Avenue and N.W. 7th Street as shown on STADIUM PLAT, according to the plat thereof as recorded in Plat Book 168, Page 25, of the Public Records of Miami -Dade County, Florida. Best Company, Oldwick, New Jersey, or its equivalent. All policies and /or certificates of insurance are subject to review and verification by Risk Management prior to insurance approval.
