TENTATIVE PLAT # 1733-C
Located along the north side of N.E. 17th Terrace
Between Biscayne Boulevard and N.E. 4th Avenue
The City of Miami Plat and Street Committee, at its meeting of September 2, 2010
approved the above tentative plat subject to the following revisions being made to the
tentative plat, additional information being provided and/or variances being granted.
Please be advised that the processing of your tentative plat cannot proceed until these
conditions have been satisfied:
1. in the location sketch, correct the zoning information. Provide a copy of the
Ordinance for any zoning designation change.
2. A plat approval letter from the Florida Department of Transportation is required at
the time of final plat submittal. A copy of the final plat must be submitted to the
F.D.O.T., not a copy of the tentative plat.
3. Include the botanical names on the tree list.
4. The proposed development intent of the proposed plat will be submitted to the
City by letter, this must occur prior to the final plat submittal.
5. The underlying plat dedicated the alley to the purchasers of lots in the
subdivision. Provide an Opinion of Title, with reference to Chapter 177, Florida
Statutes, to determine if any suits were filed before July 1, 1972.
6. Encroachments, if any, across the proposed tract must be removed prior to the
final plat submittal.
7. An Opinion of Title, in the City of Miami Opinion of Title form must be provided at
the time of the final plat submittal.
8. Backup documentation will required for all who execute the final plat. A
resolution for authority to execute documents and a Certificate of Good Standing
from the Secretary of State is required, if applicable.
9. Tentative plat application must be made with Miami -Dade County after receiving
approval from the City of Miami Plat and Street Committee.
10. Be advised that an incomplete final plat package will not be accepted by the City
of Miami. It is the owner's responsibility to work.with his surveyor and his attomey
to assure that everything is in order before submitting the final plat package.

11. Be advised that if all the requirements for scheduling the final plat for City
Commission action are not in order, the final plat will not be scheduled for a City
Commission meeting.
.12. A letter from Comcast is required to determine if any adjustments to their facilities
or easements are required.
13. Provide a letter of concurrency from the School Board based on the development
intent shown on the tentative plat.
• 14. Provide a Zoning verification letter from the Zoning Administrator that the
proposed tentative plat meets the requirements of the Miami 21 Code.
15. Clarify the exact location where the elevations were taken.
16. Show existing storm water drainage inlets, provide invert elevations and direction
of connection pipes.
17. Any existing utilities located in the alley to be closed and vacated must be
relocated or new easements must be provided.
18. The Plat and Street Committee has reviewed the tentative plat of V Downtown
and determined that all technical requirements contained in the Miami City Code
Subdivision . Regulations have been met and has approved the tentative plat.
The members of the Plat and Street Committee have further considered the
request for vacation and closure of the alley .with respect to. Miami City Code
requirements and have voted 7 in favor and 0 in denial of this .vacation and
closure request.
In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various. physical improvements in
the public lights -of -way when property is platted: These subdivision
improvements include paving, drainage, landscaping, sidewalks, etc. In some
cases this could represent a substantial investment on your part. Option: The
submission of an electronic copy of the tentative plat, in an AutoCAD version, to
the City of Miami Public Works Development and Roadway Plans Section will
EXPEDITE the preparation and enhance the ACCURACY of the subdivision
improvement letter required for final plat approval.
2. The alteration, relocation or installation of utilities such as storm and sanitary
sewers, electric, telephone, water, etc., .caused by this plat will be at the property
owner's expense. Also, utility easements may be required on the property being
platted.
3. A building permit will not be issued on the property being platted until the final
plat is recorded or as authorized by City of Miami Code Section 55-10(h). Also,
the Certificate of Occupancy for any building construction will be issued only after
all the required subdivision improvements have been completed.
4. Approval for fire flow requirements must be obtained from the Fire -Rescue
Department prior to the issuance of a building permit.

5. Additional items must be provided to the City of Miami Department of Public
Works before the final plat is submitted to the City Commission for approval. You
will be notified in writing as to what these items are after the amount of the bond
has been determined for the necessary subdivision improvements.
6. Tentative plat approval is only valid for one (1) year and six (6) months from the
date of the Plat and Street Committee meeting at which time is was approved.

V DOWNTOWN
LOCATED ALONG THE NORTH SIDE OF N.E. 17th TERRACE
BETWEEN BISCAYNE BOULEVARD AND N.E. 4th AVENUE
The accompanying Plat entitled V DOWNTOWN was prepared. by Fortin,
Leavy, Skiles, Inc. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract of land containing
approximately 47,476 square feet (1.09 ± acres). It is zoned T6-24-0 (Urban Core
Zone).
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Daniel C. Fortin, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of: the 10-foot wide alley lying South of and adjacent to Lot 9 and
between Lots 5 through 10 of Block 9 of Plat Book 5 at Page 4. This action was
confirmed by City Commission Resolution No.R-07-0718.

City of Miami, Florida, a Letter of Credit, in the amount of $90,694.00, has been
executed by V Downtown, Inc., Principal, and Equitable Bank for the subdivision
improvements at V DOWNTOWN. The Letter of Credit will accompany the
Agreement between the City of Miami and V Downtown, Inc., to guarantee the
