Pursuant to Section 55-15 (c) of the Miami City Code, the Planning Department has reviewed the proposed public right-of-way vacation and closure to determine whether it is in the public interest, or whether the general public would benefit from the vacation of the right-of-way. The following findings have been made: • It is found that a portion of S.W. 22nd Terrace was previously vacated truncating its connection to S.W. 32nd road; S.W. 22nd Terrace has since been deeded back to the City of Miami. • It is found that when S.W. 22nd Terrace was vacated, a T-turnaround was provided of approximately 1,225 square feet along its northern frontage and a pedestrian and utility easement of approximately 1,190 square feet within the southern parcel in order to establish a pedestrian passageway to the Vizcaya Metro Rail station. • It is found that since it was deeded back to the City of Miami; S.W. 22nd Terrace has been improved providing an enhanced transportation and traffic circulation corridor for the general public, as well as for service and emergency vehicles. • It is found that; there is now no discernible public purpose for the remnant T- turnaround or easement. • It is found that the closure of the turnaround and easement coupled with the enhanced S.W. 22nd Terrace ROW reestablish a proper vehicular and pedestrian circulation pattern for the general public as well as for service and emergency vehicles. • It is found that this application was presented to the Plat and Street Committee and the tentative plat was approved with a vote seven to zero. Based on these findings, the Planning Department recommends approval of the request.
