HomeMy WebLinkAboutInternal Design Review CommentsC I T Y 0 F MI A M I PLANNING DEPARTMENT DESIGN REVIE\V COMMENTS CLASS II SPECIAL PERMIT IDR 10-023 MIAMI DADE COUNTY GSA WEST LOT MULTI -USE FACILITY 220, 226 NW 3RD STREET 227, 235 NW 2ND STREET NET DISTRICT: DOWNTOWN 10.13.2010 COMMENTS: The following comments represent the unified vision of the Pre -Application Design Review Committee, which consists of staff members in the Urban Design and Land Development Divisions. The City of Miami strives to achieve diverse, sustainable, pedestrian -friendly neighborhoods, promote transit connections, and provide safe and comfortable buildings, streets, and parks that contribute to a prosperous city for all residents to enjoy. 1. Garage and office facades have been integrated into one articulated design. 2. Driveway opening grills need to be set back. A cross-section will be provided to demonstrate assembly and set back. 3. Existing Live Oaks and Palms along NW 2" d Avenue and other existing healthy native tree species designated for removal, should be properly root pruned and relocated to an agreed upon off -site location. Do not remove and dispose of healthy trees and palms. 4. A revised Tree Disposition Plan is required to show existing trees to remain, relocate, or removal. 5. The NW 2nd and 3rd Street sidewalks and driveways shall be at a consistent grade / flush across driveway areas. Trees shall be planted close to back of curb in tree grates or other approved grate systems, in order to provide a clear path of walking away from the street. Expand sidewalks into private property as necessary to accomplish an ample walking dimension / environment within this urban context. The Planning Department reserves the right to comment further on the project as details and/or explanations are provided and may revise previous comments based on this additional information. *** Please note that the Planning Department reviews Special Permit proposals based on architectural design, site planning and urban design issues. The project still needs to be reviewed and comply with other department's requirements. It is our intention with these comments to aid in expediting Special Permit applications with your voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly prior to a project's submission to the Large Scale Development Committee or the Urban Development Review Board. 1 of 1
