Our fern represents The District Board of Trustees of Miami Dade Community College
(the "College") in connection with the captioned matter. The College is the owner of certain
properties located between SW 25th and 27th Avenue and bounded by SW 5th and 6th Streets as
depicted on the attached boundary survey (the "Property"). The Property is 1.43 acres in size
and is comprised of two parcels as described as follows:

Please see the attached Exhibit "A" showing a complete list of properties which are the subject
of these applications including the current and proposed land use and zoning change requests as
well as a boundary survey showing the lots comprising each parcel.
On September 8, 2008, the College submitted applications in order to amend the Miami
Comprehensive Neighborhood Plan (the "Plan") designation for the Property to Major
Institutional, Public Facilities, Transportation and Utilities and rezone the Property to G/I
Government/Institutional. After public hearings in front of the Planning Advisory Board, Zoning
Board and City Commission as well as discussions with neighbors and City staff, the College
would like to amend the applications as follows:
1. Comprehensive Plan Amendment
The College wishes to withdraw the comprehensive plan amendment request as it relates
to PARCEL A. The Plan designation for PARCEL A will remain Single Family Residential.
However, the College wishes to keep the original request for PARCEL B which is to amend the
Plan designation from Duplex Residential to Major Institutions, Public Facilities, Transportation
and Utilities.
2. Zoning Change
The College now wishes to rezone PARCEL A from R-1 to R-1 with an SD-12 Special
Buffer Overlay District, The request for PARCEL B is to rezone from R-2 to G/I which is the
same as in the original request.
3. Special`Exception

In addition to the amendments to the current applications as outlined herein, the College
seeks a Special E>;.ception as per Section 612 of the City of Miami Zoning Code (the "Code") in
order to allow surface parking in the SD-12 District. Such parking area will serve as overflow
parking for the existing College. Since a Special Exception is only required for lots having the
SD-12 Special Buffer Overlay District, the Special Exception applies to PARCEL A. Vehicular
access to PARCEL A will occur through PARCEL B to the South. hi other words, there will be
no vehicular access to PARCEL A from SW 5th Street.
As part of this amended request we are enclosing a revised public hearing application for
an amendment to the zoning atlas and/or overlay district, a revised public hearing application for
an amendment to the Miami Comprehensive Neighborhood Plan, and a new a revised public
hearing application for a Special Exception. Together these approvals will allow parking to
occur on the Property, a use which is consistent with the proposed zoning and land use
designations for both PARCEL A and PARCEL B. This parking facility will accommodate the
parking needs of the College as it continues to lead the country as the largest and most diverse
college in the nation.
Please schedule the rezoning and special exception applications before the Zoning Board
as soon as possible. The comprehensive plan amendment affecting PARCEL B need not go to
the Planning Advisory Board since the Planning Advisory Board already heard the
comprehensive plan amendment request and recommended approval with conditions at their
March 18, 2009 meeting.

APPROVAL TO AMEND ORDINANCE NO. 10544, AS AMENDED, THE FUTURE
LAND USE MAP OF THE MIAMI COMPREHENSIVE NEIGHBORHOOD PLAN,
PURSUANT TO SMALL SCALE AMENDMENT PROCEDURES SUBJECT TO
§163.3187, FLORIDA STATUTES, BY CHANGING THE LAND USE DESIGNATION OF
THE ACREAGE DESCRIBED HEREIN OF REAL PROPERTIES LOCATED AT
APPROXIMATELY 2508, 2524, 2534, 2538, 2590, 2600, 2610, AND 2620
SOUTHWEST 6TH STREET, MIAMI, FLORIDA, FROM "SINGLE-FAMILY
