Dear Mrs. Fernandez:
This law firm represents Arks Development in relation to the enclosed
application for a rezoning from R-2 to C-1. This letter shall applicant's letter of intent.
The property is part of a block with frontage along Douglas Road, a major
commercial corridor in the City of Miami. The applicant is requesting a rezoning of the
property to the C-1 Restricted Commercial zoning district, in order to redevelop the
entire block with a mixed use building that will contain office, retail, and residential
uses. Approval of the proposed rezoning will result in the elimination of several non
conforming structures that are located on the property and will allow the property to be
redeveloped with a structure that transitions from Douglas Road into the residential
area to the east.
For all of the foregoing reasons, we hereby request your favorable review and
recommendation.
