Ferreira 3663 Avocado Avenue Coconut Grove, FL 33133 Dear Mr. Ferreira: IIitg of 4lThtmi EJ<,64171il„ JOE ARRIOLA City Manager GROVE GARDENS (SECOND RESUBMITTAL) TENTATIVE PLAT #1808-B Located between Avocado Avenue and Loquat Avenue Easterly of SW 37 Avenue (Douglas Road) The City of Miami Plat and Street committee, at its meeting of February 3, 2005, approved the above tentative plat subject to the following revisions being made to the tentative plat, additional information being provided and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. 1. In the location sketch, provide lot and block numbers, subdivision names, and plat and page numbers for the plat area and for all adjacent subdivisions. 2. Reference R•1 zoning Information as according to City of .Miami Zoning Ordinance 11000, as amended, Article 4, Section 401, Schedule of District Regulations. 3. Reference the underlying plat as Cocoanut Grove Park and First Addition to Cocoanut Grove Park on the tentative plat. 4. Provide an updated opinion of title for the remnant portion of Lot 9 at the time of final plat submittal, 5. Provide approval letters from HRS and DERM for use of septic tanks. 6. Describe the specific site development intent on the tentative plat, 7. Show any underground utility lines in the adjacent streets. 8. Verify if the existing coral rock wall encroaching Into Loquat Avenue is historically significant and should remain. If the wall is to be preserved, comply with City Code Section 54-191 to legalize the wall encroachment. Please contact Ms. Sarah Eaton, Preservation 'Officer, at 305-416-1409 for a determination. All other encroachments into the right-of-way and across lot lines must be removed prior to final plat. 9. in the title block provide the entire legal description of the property, including Section, Township and Range. Also include City of Miami, Miami -Dade County, Florida. 10. Provide a letter from the Zoning Administrator that the rear setback of the existing homes on Lots B and C are legal, non -conforming setbacks. State and local laws require the installation of various physical improvements In the public rights -of -way when property Is platted. These subdivision Improvements include paving, drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial investment on your part. 2. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat will be at the property owner's expense. Also, utility easements may be required on the property being platted. 3. A building permit will not be issued on the property being platted until the final plat is recorded. Also, the Certificate of Occupancy for any building construction will be issued only after all the required subdivision improvements have been completed, 4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. 5. Additional items must be provided to the City of Miami Department of Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these items are after the amount of the bond has been determined for the necessary subdivision improvements. 6.
