CASE NO: 2005-0964 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: The subject property consists of multiple lots situated at the southeast corner of SW 32nd Avenue and SW 24th Street (Complete legal description on file with the Hearing Boards Office), from R-2 "Two -Family Residential" to R-3 "Multifamily Medium Density Residential". The following findings have been made: • It is found that the R-3 "Multifamily -Medium Density Residential" zoning designation is not immediately adjacent to the subject properties. • It is found that the requested change to R-3 "Multifamily -Medium Density Residential" is not a logical designation for the subject properties; the requested change will represent an intrusion into a well defined residential area, and it will also, appear as an isolated zoning designation in the middle of an area designated R-2 "Two -Family Residential". It is found that a zoning change at this location may set a negative precedent and create a "domino effect" in regards to future zoning change applications. • It is found that the R-2 "Two -Family Residential" designation allows 18 units per acre, and the requested R-3 "Multifamily -Medium Density Residential" designation allows 65 units per acre. Based on these findings, the Planning Department is recommending denial of the application as presented. ANALYSIS FOR ZONING CHANGE Yes No N/A CASE NO. 2005-0964 In harmony with Comp.
