Tentative Plats (2) with street and
easement closures

At the October 2, 2008 Plat and Street. Committee meeting, two tentative plats were approved that include street
and easement closures. The results of the committee's review of the public interest findings concerning the
closures are summarized as follows:
FLORENCE PLAT' -'-(easement)..:..__
1. The easement is reserved for "storm sewers." A new, modern storm sewer has been constructed along the
north side of the property to replace the now abandoned storm sewer in the easement to be closed. A new
easement has been granted to the City along the path of the relocated storm sewer which will also
accornrn date.eCnergency.,responsevehiclesforimproyed.. ervice and circulation.
2. The easement to be, dosed does not accommodate vehicular or pedestrian traffic and is not being utilized for
emergency or service vehicle access.
3 There wilt be no adverse affect on the ability to provide emergency vehicle access and the new easement along
the_north-side of the_.property will_ provide improved rttergettcy.vehicle.access.
4. The easementto_lbe.closed does FlQt.,pe_cr ,it access_forthe.gener_alpubli_cor service vehicles. The proposed
development of the property will provide enhanced pedestrian circulation.fo.r the general public and improved
access for the emergency vehicles.
The Plat and Street Committee members voted 6 in favor and 0 in denial of the request to close and vacate
the above described easement.
"VIZCAYA GARDENS" (street and easement)
1. S.W. 22 Terrace through the property has been re -opened and a new roadway has been constructed. The new
road provides a vastly improved transportation and traffic circulation corridor for the general public, service and
emergency vehicles -:The remnant of a former `'T-turnarnund"-and a pedestrian / utility easement are no -longer
necessary with the re -opened roadway.
2. There is no use of the remnant turnaround or easement since the re -opening of S.W. 22 Terrace.
3. There would be no adverse affect on the ability to provide emergency vehicle service with the closure of the
remnant turnaround and easement. The re -opened roadway provides superior access.
4. The closure of the remnant turnaround and easement and the re -opened S.W. 22 Terrace provides enhanced
vehicular and pedestrian circulation for the general public, service and emergency vehicles.
